Very comfortably sleeps 12-14 guests with plenty of room to enjoy! You will find the home well equipped with TVs for streaming and satellite TV (DISH), internet, and all the needed essentials! Minutes to Holiday Valley, Holimont, Pumpkinville, and the picturesque Village of Ellicottville! Inside the home your group will enjoy the open layout, modern kitchen and bathrooms, and spacious bedrooms! The home is constructed with no expense spared with the highest quality woodwork, design, and amenities. On the main level there is a family room with fireplace, formal dining room, and an eat-in kitchen with coffee bar. On the second floor you will find four bedrooms. Within the lower level you can enjoy the recreation/lounge room including TV for streaming and DISHTV, a card table, beverage center with bar supplies, sauna, air hockey table, and an additional massive bedroom area featuring it's own fireplace, sitting area, and desk workstation! Feel free to enjoy the great outdoors! There is a large covered deck with an eating area and grill, hot tub, and an outdoor private shower area! Enjoy smores by the propane fire table on the deck while take in the panoramic views of the surrounding mountainsides and enjoying nature - deer, turkeys, hawks, and if you are lucky - you will spot bobolinks that nest in the field next to the home! They are a threatened species which we are fortunate to spot from time to time! Feel free to roam the five acres of property to unwind and relax! You will also find lots of games available to play along with cornhole boards and bags! The home is professionally managed by the VanDyke Agency LLC. Cleaning is closely monitored and inspected prior to arrival to ensure quality. Enhanced cleaning and disinfecting are taking place between each arrival. We provide bedding, towels, washcloths, and toiletry items! Beds are made and set for your arrival. Kitchens are stocked with all the essential plates, glasses, cookware, etc. Bring food, drink, games, family, friends, and enjoy! You will be proud to help the environment due to this home being very "Green" with geothermal heating and cooling! Five Bedrooms with an Additional Bonus Sleeping Area. Bedroom layout: Bedroom1, Lower Level, Queen Bed; Bedroom2, 2nd Floor, Double Bed with a Single Trundle; Bedroom3, 2nd Floor, Queen Bed; Bedroom4, 2nd Floor, Queen Bed with a Bonus Full Sized Bed; Bedroom5, 2nd Floor, Master Bedroom with a Queen Bed; Additional Sleeping Space: Lower Level Lounge, Full Sized Pull-Out Couch Bed. Minimum age for primary Guest is 25. Photo ID for verification is required. Parties or events not allowed. Dish Network is the television provider. Their service is very reliable and allows for great unlimited television viewing. Most rooms are connected to the satellite TV with the exception of the lower level bedroom. That bedroom has a TV which can be used for streaming. The home is in a beautiful country setting minutes from the Village. Due to that we have limited internet options. The home currently has internet service though it is limited and depending on use can become very slow at times. As soon as there is a better option in our area we intend to sign on but at this time what we have is our only option.
