Self contained cottage, Great base for visiting family and friends and exploring historic towns of Warwick and Stratford upon Avon and surrounding countryside. 5 minute walk from Berkswell Station and only 10 minute train journey or a 12 minute car ride to the NEC and Airport. 5 minute by train to New Street Birmingham for shopping and nightlife. The Cottage has a large timber framed upstairs living space, a modern galley kitchen and a large double bedroom and ensuite shower room downstairs. The cottage offers a large upstairs living space equipped with a television, seating area and a set of table and chairs. There is a selection of games and books for those rainy days. There is also a single bed in the living area for an extra guest. Downstairs there is a comfortable double bedroom with an en suite. Downstairs is also the home of the kitchen; which is well equipped with a hob, a sink and a combination microwave. We also provide a welcome pack which consists of cereal, milk, bread, butter, tea, coffee and jam or marmalade. We are abiding by the Airbnb COVID-19 requirements and commit to disinfection cleanings in between stays. The cottage is located inside a courtyard and faces our home. You will be provided with keys via our lock box to get through the back gate and into the cottage. We also offer a parking space on the drive. When you arrive knock on the front door of the House and we will see you into the cottage. We now ask that you access keys through our lock box, which allows for effective social distancing during Covid, but we are usually around when you arrive and throughout your stay if you have any queries or issues. The code to the lock box will be sent to you in advance of your arrival Balsall Common is a safe friendly neighbourhood with ample walking opportunities in the surrounding countryside and park. The Village centre is a mere 5 minute walk up the road where you will find various amenities including a post office, hairdressers, shops, restaurants and local pubs. The cottage is situated a 5 minute walk from the local train station (Berkswell) which is only a 10 minute train journey from the NEC and also Birmingham Airport. We are also situated in an area with great links to the M6 and M42. Warwick University is a 10 minute drive away. This is a no smoking property, we do not accept smoking anywhere within the boundaries of the property. Please note no dogs are allowed in the cottage - we are doggy people, and have our own, but not everyone is, and so we have made the cottage a dog free zone - and that includes Charlie our Labrador
