The Lookout Retreat with Hot Tub

Enjoy the nature of the South Down's National park, on the doorstep of this beautiful retreat. It's large, comfortable and benefits from being only 20 minutes to Brighton, and 5 to the local beach. The land includes the house, two gorgeous cabins, a luxury bell tent (April-Sept only),a shower block, a fire pit, a garden, a natural amphitheatre, a heated outdoor seated area, a BBQ & a hot tub with views over the South Downs. We follow Airbnb's step-by-step cleaning process. The Retreat sit's on six acre’s of land and directly backs into thousands of acres of pristine national park. Between April - the end of September, the retreat can accommodate up to 22 guests (including the bell tent). Between October - March, the retreat can accommodate up to 14 guests (the bell tent isn’t available during these months). We also base group numbers on a number of factors including age range, reviews and occasion so please check with us first. We can also offer our space for larger events and have further land available (not shown in the pictures) to accommodate more people; please enquire for further information. The friendly, warm kitchen is made for socialising and like most of the rooms it has garden/nature views. There is a large patio at the front with a gas BBQ provided in the summer months. The modern kitchen benefits from underfloor heating, a super comfy sofa, and all the essentials – coffee machine, blender, juicer, Smeg fridge and freezer, microwave, washing machine and dishwasher. There's also a decent bluetooth boom box to play music from your phone. Outdoor seating area Around the back of the house, there is an outdoor covered seated area, ideal for enjoying alfresco dining as a group. The area can seat up to 22 guests and has three outdoor heaters, for those chilly evenings. Bedrooms There are 4 bedrooms in the house: an incredible master bedroom [with burner and views] and two high quality pull out single beds, 2 smaller, comfortable doubles, a bedroom with two single beds and a further double sofa bed in the living room. There is a sleeper cabin bedroom and a double sofa bed in the main cabin. The Bell tent sleeps 6 with two doubles and two singles. The Living Room Two big comfy sofas with views through the two sets of French Doors that lead onto the garden; the perfect place for chilling out. The lounge also has a huge projector screen, FireTV and Bose surround sound speakers along with good wifi for watching movies. It has one of the most incredible views and is very romantic with a King size private cabin bedroom looking out onto the view, an impressive studio lounge and dining space with a solid hand-crafted kitchen, dedicated lounge space with wood burner and a double sofa bed. Also has a shower room & WC. You will have the whole house, the view cabin, the sleeper cabin, the bell tent (in the summer months only) the Spa area and the garden to yourselves. We may be staying in a cabin in the field adjacent, and we have a groundskeeper who occasionally lives on site, however, the retreat is totally self contained and has its own entrance. Please note, although it feels secluded, we do have neighbours so please be considerate of this. We are friendly and sociable hosts that love sharing our little piece of heaven with guests. We will be here to welcome you and show you around but after that, we will leave you to it! If you have any questions or specific requests, we'll always do our best to help. The South Downs National Park surrounds the retreat; the area is full of nature and quiet, with plenty of stunning footpaths to explore, while benefiting from being close to the sea and Brighton. The garden is full of beauty spots; there are stunning views from all around the property. Brighton station is a twenty minute drive, Lewes station is thirty minutes. Uber from Brighton is £20 taxi around £23. There are bus stops at the end of the driveway. Buses generally drift by every 20-30 minutes and go back from Brighton until 3am. No smoking inside the property. No naked flames No plastic confetti, glitter or other environmentally damaging materials. Adhere to house rules - please read the manual. Hot-tub is used at own risk - please read manual. Important: We ask that you come inside at midnight, so as not to disturb the peaceful nature of the countryside and our neighbours. No amplified music after midnight. The hot tub is also not to be used after midnight. Catering We have partnerships with some amazing chefs who can come to the property and cook for you and your group, please enquire for menus and prices. Stocking Up Deliveries from Sainsburys and Tesco can be made to our property. If you are stuck for essentials during your stay, a Tesco Express is 3-5 mins away in the car. There is also a large Co-op in Peacehaven and a huge Sainsbury’s 10 mins away in Newhaven. Brighton is also close enough to head too; The Marina has a giant Asda, or mooch around the lanes and grab a load of healthy stuff from a health food shop.
