## Space Welcome to our home! Located in the lively Leith area and easily accessible to the city center, this is the ideal flat for family/friends who wish to explore Edinburgh! Fitted with a convertible sofa bed and a flat-screen TV, the open living room is the perfect space to relax after a long day of sightseeing. The kitchen and dining area sits just off the living room. Our dining table will comfortably seat 4 people ready to enjoy a delicious home-cooked meal. The kitchen is well equipped with all the necessary mod-cons, including a fridge, oven, stove and microwave. Feel free to use the toaster and cooking utensils provided as well! The bright and spacious bedroom features a comfortable double bed as well as plenty of storage space for your belongings. The bathroom is fully equipped with essential amenities you'll need to freshen up such as bathtub, a toilet and a sink. Fresh towels and free toiletries will also be supplied for your convenience. Enjoy your stay! PLEASE NOTE: There is no designated free parking, there's street parking but based on a first come first serve basis with nearby property. ## Access Guests have access to the entire property. ## Interaction My home is in the hands of GuestReady, a property management team who work hard to make sure your stay is smooth and comfortable! They will be available 24/7 should you have any questions or requests during your stay. ## Neighborhood Leith is one of Edinburgh’s most eclectic, exciting and trendy areas. With a very different atmosphere and feeling from areas like Stockbridge, Morningside or the city centre, Leith offers a more earthy, edgy and independent vibe, recently being named one of the world's 'coolest neighborhoods'. You can enjoy some of the best restaurants in Edinburgh and visit one of the most important tourist attractions of the city, the Royal Yacht Britannia, the old yacht of the British Royal Family. Another thing you can do in Leith is exploring its antique and second-hand stores, some of which are charities and sell items that have been donated to them, all profits are used for charitable purposes. If you want to have dinner or a quick walk, a good option is The Shore, at the mouth of the Water of Leith, where you'll find several of the best-known restaurants, including a Michelin star, The Kitchin and Martin Wishart. ## Transit The entire city centre is within easy walking distance. Leith Walk is the main bus route into the city centre and beyond with buses every 2-3 minutes. There is also a cycle network connected to Leith Walk with cycle lanes throughout the city. Edinburgh Airport is 35 mins drive from the flat. ## Notes Please note, we do charge a £30 late check-in fee between 10 PM and 7 AM. If you require additional cleans/ linens during your stay for a fee, please contact us. Also, note that we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :) MARCH-APRIL-MAY available only for EMERGENCY housing NOTE: There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 smoking fee, at minimum.Please also note we do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
