Flo’s Cottage is a 19th century, south facing, agricultural estate workers’ cottage. This two bedroomed cottage has been renovated to a high standard by the owners. It retains many of the original features: beamed ceilings, open cast-iron fireplaces and the charm and relaxed atmosphere of a rural setting. The cottage is in the small riverside hamlet of Averham with the market towns of Newark on Trent and Southwell just a few miles away and close to areas of Sherwood Forest, & Nottingham The Cottage provides a comfortable, non-smoking, two bedroomed, centrally heated family accommodation. (all fuel included in the rent). Off street parking for two cars. Wireless internet connection. Flo’s Cottage is just 5 minutes walking distance from the River Trent. The Norman church sits on the bank of the river with views of the market town of Newark. There are two restaurants in the neighbouring village of Kelham: The Kelham House Country Manor Hotel and The Fox pub are within walking distance (one mile) of the cottage. There are shops and supermarkets in Southwell (Co-op) and the larger town of Newark (Morrisons, Asda, Aldi and Waitrose) On arrival there will be a welcome pack: milk, bread, cheese, tea, coffee. The area is ideal for walking and cycling with many marked footpaths and bridleways including the Trent Way. In the nearby villages and towns there are golf courses, leisure centre with swimming pools and a full range of sporting activities, horse riding and boat trips along the river. There are a range of family activity/attractions within a radius of ten miles. The cottage has a folder of local attractions and there is a local tourist office situated in the National Civil War Centre Newark My wife Heather and I have been letting Flo's Cottage since 2007. The market town of Newark on Trent just 4 miles away, has three bustling market days per week Weds, Fri and Sat, set in the magnificent market square. The Riverside Park and Castle hold many events throughout the summer and visitors can watch an array of boats passing through the locks while walking along the riverside pathways. There are many restaurants and bars catering for all tastes and pockets. A newly opened three screen cinema and a ten-pin bowling alley, museums and theatre provide a wealth of entertainment. The village enjoys an hourly bus service to and from Newark and Southwell. East coast main line London to Edinburgh stops at Newark Northgate. Local trains to Lincoln and Nottingham (Castle Station). East Midlands Airport 30miles. Terms and Conditions for rental of Flo’s Cottage. The changeover day is SATURDAY. Unless an alternative day is agreed in writing Included in the price is full use of house and facilities as described, including garden, central heating & electricity. The owners:- John and Heather Wolfenden The client:- The person signing the booking form Central Heating/Hot Water is set on a timer morning and evening and is thermostat controlled. Linen:- All bed linen & towels are provided. Cleaning:- Equipment is provided. The client is responsible for leaving the house and its contents clean and tidy. This includes returning all furniture to its original position. Occupancy:- The maximum occupancy per house must not be exceeded. Infants and young children should be included when stating numbers in party. Pets; - No pets of any kind are allowed in the house or grounds. Parking:- On-site parking is available for two cars. Caravans/tents: - Are prohibited in the grounds and car park. Changeovers: - The changeover day is Saturday Arrival times:- After 3 p.m. Departure times:- By l0 a.m. Keys: - Will normally be available from the owners (Cottage adjacent) on arrival. Keys should be returned to owners on departure. Inventory:- Please check the inventory on arrival and note down any damaged/missing items in the house information file. Similarly, record & date any breakages/damage during your stay. The owners do reserve the right to charge the client for any broken/damaged/missing items. Insurance: - The client should take out adequate holiday insurance to cover for any personal liability incurred with respect to cancellation, health, damage to house caused by the client or any member of his or her party. Disclaimer:- The owners cannot accept any responsibility whatsoever for any injury or damage to clients or any member of their party or any of their property whilst using the house, grounds, car park. Disputes: - In the event of any disputes that cannot be resolved between the client(s) and the owners, the courts of England shall have jurisdiction. Acceptance of these terms & conditions: - Completing the booking form implies knowledge and acceptance of these terms and conditions. Party leader: - The person signing the booking form is deemed to be the party leader and is responsible for all members of his /her party adhering to these terms & conditions.
