Beautiful Cotswolds farmhouse.

A beautiful traditional Cotswolds honey stoned farmhouse spread over 4,500 square feet & 3 floors, there’s plenty of room for everyone. We offer 5 large bedrooms and 5 bathrooms. A Victorian farmhouse which is set down a quiet lane behind private electric gates. The large garden is enclosed & safe for kids & animals to enjoy. The garden comes with two separate seating & dining areas. Its a perfect retreat for families with kids & animals with lots of walks & things to explore and do locally. Larches Farmhouse is a very private and rarely available house to rent. A Victorian farmhouse with a large garden and lawn that is fully enclosed. If you were a large party you could also rent Stable Cottage, our stunning 1 bed separate cottage that's also on Air bnb. It's located on the property but very private and separate. Perfect for adult guests to join the party and then slip away and relax. The house is set at the end of the small village quiet yet minutes away to Chipping Norton for all your shopping , petrol, butchers, chemists and other household needs. The house has been refurbished to a high standard and sympathetic to its Victorian period. This is a very much loved family home and we want you to feel at home as soon as you arrive. The house is laid out on 3 floors and we offer 5 bedrooms and 5 bathrooms. The top floor has 3 very large lovely children's bedrooms with 2 bathrooms next to each bedroom. One bathroom has a bath and the other a shower. There is another large bedroom on this floor which is an office/ single bed bedroom. We could offer this room as well if required. All the windows on this floor have secured child window locks on and can open only 10 cms. All the windows have lovely views of the surrounding fields and countryside. The first floor has 2 large kingsize bedrooms, and 1 huge guest bedroom with an emperor size bed and en suite shower room. The other bathrooms are next to the bedrooms and offer a separate large shower and a roll top bath in one and a large Victorian bath with brass fittings in the other pink bathroom. All the bedrooms are spread out from each other and in separate corners of the house and have TVs. All the bedding for the king size and emperor beds are luxurious 400 tc Egyptian cotton, duck filled feather pillows and duck filled duvets with a variety of tog levels. The ground floor is entered via the large door and into a huge hallway. We have dinner parties in the hallway using a large circular table top that seats 12. Off the hallway are two reception rooms, the kitchen and family eating areas, guest loo, playroom and laundry room. The reception rooms offer everything for a relaxed and enjoyable time. In one sitting room, we call the Snug, we have a library of books, a large wallhung 50" Samsung 4K QLED flatscreen TV with Sky, Netflix and hundreds of channels. We also have a stunning fireplace and woodburner if you need it. The bay window have a lovely window seat and the large Loaf sofa and armchair and very comfortable. The other reception room on the other side of the hall is a large bright and relaxing room with 2 large sofas to relax on and the lights shines through the 2 bay windows. We have a large 40m2 family kitchen with an oil fired Aga and an electric range for when its too hot and we turn the oil fired Aga off in the summer. There is a large double door fridge with two drawer freezer. The kitchen comes with microwave, Nespresso coffee machine and frother, toastie maker, larder, dishwasher and all the kitchen utensils you would expect in a family house. The two rooms are fully open and connected to provide a fun hub to sit and eat or just hang out. The kitchen eating area has a large country wooden table and seats 8 easily. Double doors lead to a very sunny garden sofa area and firepit. The kitchen leads directly to the other sunken seating and dining area that is surrounded by lavender and Cotswold stone walls. Our large gas BBQ can be moved to any area to use and enjoy. We have a large kids playroom off the kitchen that our kids aged 5 and 3 love to use with sofas and wallhung TV with Sky TV, toys and puzzles galore. The separate laundry room is fully functional with washing machine and a separate dryer and comes with all the required washing tablets and conditioners. There is also 2 garden washing lines outside that take a huge amount of clothes. The laundry room also a great place to use as a boot room after a long walk. Just outside the laundry room is a covered tunnel to the courtyard that is great to feed and wash off dogs. The house has fast Wifi throughout the house with boosters in various areas. The garden is mainly lawn and flower beds and has loads of space to play in but totally enclosed and safe for kids and animals. We have a 4m diameter outdoor circular swimming pool that's 1.5m deep. It has portable steps in to it for easy access and the can be put away to control access. We have a huge 14ft oval trampoline with secure netting and access, plastic paddling pools, 8 ft plastic football posts and a lovely traditional wooden swing that sits under a huge sycamore tree. In addition we have a large wooden and stone barn in the courtyard that serves as a childrens play area when its wet. It has lighting, soft plastic floor mats, table soccer and various kids toys and sandpits etc. Its probably best for kids 2 to 7yrs old and we suggest they are supervised at all times. In addition there is a kids playground with slides and swings in the village just 200m from the house. We use Ocado for our household food stuffs occasionally and they know the house and location well. The main house and garden will be yours with the exception of two small rooms which our possessions will be stored in. The electric gates are accessed with a code for your stay and will open automatically as you leave. We have car parking for 4 cars in the drive at the front of the house. We will be available on Air BnB Messages, email, mobile phone and (Hidden by Airbnb) etc throughout your stay. Our quiet village is in a brilliant location for so much of the Cotswolds Its near Chipping Norton and is about 2 miles away (easy to walk to through the designated footpaths), Kingham village and the two pubs and train station and Daylesfords is 7 minutes drive, Stow on the Wold is classic Cotswolds market town and 10 minutes away and so is Moreton in Marsh. Soho Farmhouse is 15 minutes door to door. The Cotswolds countryside is staggeringly beautiful with a huge number of lovely walks straight from the house. There are lots of villages and public attractions such as Burford, Stow on the Wold, Bourton on the Water, Upper and Lower Slaughter, Charlbury, Woodstock and Blenheim Palace, Great Tew and Banbury. The Rollright Stones, Chastleton House, Batsford Arboretum all within minutes. We have a OS local map for guests to use to explore the area. Salford itself is a small village - and it does have a decent pub , The Salford Inn, which is 4 minutes walking distance of the house. We have many beautiful Cotswolds pubs and restaurants in the area which should all be explored. We can recommend our favourites along with lots of other tips to make your stay even more memorable. You will need a car to get around and enjoy our glorious part of the Cotswolds. The train station at Kingham runs into London Paddington and is 8 mins drive away. We have a great taxi driver in the village who needs booking in advance and Uber hasnt quite made it to the part of England. We live in a friendly small village surrounded by working farms and fields. There are miles of beautiful walks to go on from our gates and will take you to many lovely views and locations. Within the grounds we have 2 separate rented 1 bed cottages that are very private and will not effect your stay. They have no access to the house and are completely self contained with no access to the house or garden. They have separate parking areas and will only use the electric gates to access the property. One cottage, the stunning 1 bed Stable Cottage, is rented on AirBnb and can be booked for your stay in the main house as well to accomodate another couple of guests. The other cottage is rented to a local couple who we rarely see.
