To add that extra touch of luxury, guests are provided with a premium Welcome Pack which includes a bottle of Prosecco, a selection of Tassimo coffee pods, a ‘treat’ and for all adult guests, a toweling robe and slippers. If you are bringing your 4 legged friend, there will also be a welcome treat for them too, as we all know that they are part of the family! To offer guests maximum comfort the 4 bedrooms comprise of 3 with king beds and 1 with single bunk beds. Bedding is of high quality with 5* hotel style duvets and 180 thread count sheets for a relaxing nights sleep. The new en-suite, installed in January (Phone number hidden by Airbnb) , has a spacious walk in shower enclosure with drenching shower, heated chrome ladder towel rail, heated mirror with light and bluetooth, whilst the main bathroom offers an electric shower over bath. The open plan lounge / dining room is very spacious. In the lounge area, with industrial style décor, the large double height window and patio door offers unique views and access onto the patio, garden, hot tub and countryside beyond, whilst the large comfy 8 seater corner sofa, and 55” Smart TV offers guests a relaxing space to enjoy mingling with family or friends. With the benefit of a log burner, whether it be day or night, summer or winter, everyone can come together and enjoy quality time. The large dining area offers a substantial table and seating for 8 to enjoy fabulous meals together. Just off the dining room, the kitchen is functional and provides a gas hob, double oven, microwave, fridge, dishwasher, kettle and toaster and to ensure guests have a truly first class stay, the Bosch Tassimo coffee maker allows guests to make themselves fresh coffee. The separate utility room offers a freezer and washer drier. In addition, the property also boasts a wonderful large conservatory with under floor heating, comfy sofas and a further 42” TV, offering guests an alternative space to relax. The views onto the large mature garden are wonderful and offers countryside views and sounds. The free wi-fi allows guests to stay in touch with work, family and friends should they wish. Outside The newly gravelled driveway provides ample parking for up to 4 vehicles. The rear enclosed garden offers a lawn area with many mature shrubs and trees, and offers views over the Yorkshire countryside. The large patio allows guests to enjoy the outdoor space and has access to the all-important private hot tub with gazeebo, allowing it to be used and enjoyed regardless of rain or shine! With the outdoor eating and seating area for 8 placed under cover offering a space to sit and relax whilst enjoying the rural views, guests won’t need to change their lunch or dinner plans just because of the British weather! Dogs To those that have dogs, we all know that they are an integral part of the family, and we believe that they should also be able enjoy a wonderful holiday rather than being left behind! There are plenty of local walks within the lovely village just outside the front door, and even more places a short drive away where you can go for long walks on the lead or dogs can roam free! There are various eateries in the area that are happy for dogs outside and we would suggest checking local information at the time of your trip. We would request that you bring everything with you that you may need for your dogs, and that they are not allowed on the sofas or any furniture or in the bedrooms. Dogs should also not be left alone in the property during your stay and please ensure that you clean up any dog fouling in the garden prior to leaving. The Hot Tub and Garden To ensure guests safety, please ensure that all rules for using the hot tub are followed by all guests. Rules are displayed next to the hot tub and in the Guest Folder at the property. Should the tub have to be drained, cleaned and re-filled during your stay due to guest negligence, then guests will be charged £85 for this service. Dogs are not allowed in the hot tub. As part of your booking, the owners will check the hot tub periodically during your stay to ensure that it remains safe to use, providing guest with full peace of mind. Please note that whilst we want all our guests to have a wonderful stay and enjoy the rural village location that Tamarisk offers, we would ask all guests to be respectful of the neighbours and community. As such, no noise is permitted outside after (Phone number hidden by Airbnb) pm, and inside noise and music should be kept to a minimum. Should neighbours feel the need to complain to the host regarding noise, then the host reserves the right to terminate the guests stay without a refund. There is a key lock box to the right of the front door. As the codes are changed regularly for security, guests will be provided with the current code shortly prior to their stay. Your booking and communication through AirBnB is direct with the owner of Tamarisk and they will be happy to answer any of your questions prior to arrival. To ensure your health and safety, the owners will attend the property to check the hot tub periodically during your stay, and complete any garden maintenance as required. However, they will not enter the property. The village is served by a small village store, primary school, play park, sports ground including tennis courts and a public house. The City of York stands approximately thirteen miles to the north. Selby is approximately four miles with local amenities including Tesco, Sainsburys and Morrisons Supermarkets, Abbey Walk Retail Park and the Market Cross Shopping Centre and the railway station and not to mention the famous Selby Abbey.
