Ivy Cottage is in a small quiet village surrounded by fields, with a lovely local pub, 10 minutes from Dunwich and the sea, and just a few minutes from the A12. It's quaint. It's quiet. It's well-equipped. It has a lot of communal, family space. Gorgeous views across the fields out the back. It would suit small or larger groups or families. This is a holiday cottage but one we really enjoy as a family so it has a very personable, much loved feel to it. Very large communal area - living and dining room with a good -sized conservatory. The kitchen has a small table in it so can be a separate space to sit, relax, chat. The back door in the kitchen goes onto decking with a dining table for 6. There is an outdoor table tennis table and the bits for it are in the conservatory. There are 2 toilets. One downstairs, and separate from the large and only bathroom. One toilet ensuite from the biggest bedroom, with a small sink. The loft room is lovely and has a great view but is up a loft ladder through a hatch so not for anyone with any kind of physical impediment or who is very tall, not young children or elderly visitors. We bring the loft ladder down for access but leave it half down or put properpy up otherwise it will make access to the other bedrooms very difficult! It's not hard to use. The loft room also has it's own television. We have a travel cot available and a high chair too. Just mention you need it in your booking. There are games, books and DVDs there. A piano sadly out of tune! Please be careful of the musical instruments. There is a wood burner with wood available. PLEASE if you are going to use it a lot, replace the wood you use. There should be a basket full of wood provided in the house anyway. The cottage has storage heating, so if the heaters are already switched on they release heat from early in the morning. Please check when you arrive they are switched on if the weather demands it. The heaters in the toilet and the bathroom will come on automatically when switched on. For those who need them/want them, there are hot water bottles in the big kitchen cupboard. You can access all areas. And you can call me any time if you have any questions. Quiet. Friendly. Lovely local pub. There is lots of info in a folder in the cottage, suggestions of places to go with photographs. It should be left out or you will find it in the drawers of the coffee table. House has 2 parking spots in front. There is a bus that goes by twice a day to Leiston but I wouldn't rely on it. In the cottage folder there are cab numbers should you need them. Please note that if a booking falls on a Bank Holiday weekend then I will only accept three day bookings except in exceptional circumstances. Thanks.
