Rose Farm Lodge - peaceful, rural Norfolk getaway

Our newly-built, self-contained lodge in Norfolk is situated in a quiet rural hamlet not far from a country village with a pub, grocery store, butchers and coffee shop. A perfect opportunity to get away from it all, with beautiful views and a paddock area (also for guest use). 10 minute drive from Swaffham and Dereham (with access to supermarkets and shops), 30 minutes to Kings Lynn or Norwich, 40 minutes to the North Norfolk coast. We have a lock box available for self check-in if needed. Spacious, one level property with a good sized bedroom (king size bed, and an extra fold up single bed which can be put in the lounge if required) with its own seating area and en suite bathroom with large shower. In addition, it has a comfortable, open plan living /dining area and fully equipped kitchen. Amenities include: Wifi Fully equipped kitchen with oven and hob, dishwasher, fridge, freezer, washing machine, microwave. Appliances include hoover, iron, airer and hairdryer Electric fire Smart TV with DVD and CD player Safety: smoke alarm, carbon monoxide alarm, fire extinguisher and blanket, first aid kit, torch. High chair and wooden cot available if you're bringing a little one Ample parking for 2 cars Extras: Single bed available for extra third guest at a one off additional cost of £10 to cover the bedding through the resolution centre. Bed suitable for all ages. Hot tub: available October - April by arrangement, with two days notice at an extra cost of £10 per day. Payment will be made through the resolution centre. No under 16 years old allowed in the hot tub. Games: We have lawn games including croquet, swing ball and football, as well as a table tennis table. Patio with garden furniture Bikes to hire by pre-arrangement. (£10 a day to cover insurance) Access: Ramps at patio entrance and front door. Check in 4pm-11pm. We live next door, so if you need anything or have any questions do not hesitate to come and ask. We have a friendly dog (black labrador) who won't trouble you. We also have a lock box for self-check in if needed. Plenty of country walking routes within easy driving distance, including Peddars Way and Nar Valley, the Brecks and Thetford Forest. In addition, there are lots of quiet country lanes to meander from the property! Historic visits: Oxburgh Hall, Gressenhall Farm and Workhouse, Castle Acre priory and castle, mid-Norfolk railway. Other popular activities: cycling trails, farm shops, go-karting and high rope outdoor pursuits. 15 minute walk to A47 bus stop west to Swaffham and Kings Lynn, east to Norwich. 30 minute drive to Downham market train station for best access to London, Cambridge and Stansted. We have signed up to the Covid cleaning status and so our check in is a little later to allow for this.
