Set amidst a small hamlet of just 4 properties between the well known quintessential Cotswold villages of Eastleach & Southrop. This beautiful converted barn/cottage is right next to the River Leach and boasts gorgeous countryside walks right on it's doorstep. It's the perfect Rural Cotswold Retreat for family or friends to get away. Please note Dancers Cottage is currently having all 4 Bathrooms completely refurbished including underfloor heating. They are due to be complete by mid/end of February whereby new photos and a new floor plan will be added. Sleeps 11-14 LIVING: Kitchen A large kitchen which is fully equipped to cater for family or friends getting together. Vaulted ceiling and small windows overlooking the river. Electric Range cooker, microwave, kettle, toaster, fridge, freezer, dishwasher. Breakfast bar with stools. Coffee pod machine. Living/Dining Room Door through to a lovely open plan, living/dining area with vaulted ceiling, exposed beams, and a large fireplace (logs provided - seasonal). Sofas & arm chairs. An entertainment system including a Smart TV, DVD and SONOS sound system. A large dining table seating up to 11-14 and sliding doors leading out to the garden. At the rear of the property is a second sitting room/Playroom/TV room with an additional Smart TV, DVD and sofas. This room can also be used as an additional bedroom if needed due to having a king size sofa bed (This must be requested on booking if required). Dancers Cottage has a laundry cupboard in the hallway with tumble dryer and washing machine. Highchair & travel cot are also available but please request on booking. Please note that you will need to bring your own linen for the travel cot as we do not have/provide this. There is an adjacent small dressing area/mezzanine style area which also has a small double sofa bed if required - please request on booking if this is required. Frist Floor - REAR of house: Bedroom 2 - Double with built in wardrobe Bedroom 1 - King bed with fitted wardrobe. En-suite shower room with underfloor heating Family shower room with double walk in shower and underfloor heating Second Floor - REAR of the house Bedroom 3 - Double bed with hanging space and drawers - accessed by steep stairs This property sleeps a total of 11-14 guests 11 people in 6 bedrooms and 2/3 people on the additional sofa beds (1 in bedroom 4 mezzanine area and 1 in the second sitting room/Playroom/TV room) OUTSIDE: Fenced and gated garden with lovely lawn area. Patio area with a large table & lots of chairs (extras can be found in the garden shed), parasol. A Charcoal BBQ & a Gas BBQ (charcoal and gas are both provided - seasonal) Large wooden gates enclose the courtyard/parking. Parking for up to 4 cars. Additional parking for 1-2 cars is available opposite the property if needed (please enquire on booking) The River Leach flows adjacent to the property behind a low stone wall, so children and dogs should be supervised when playing in the garden at all times. Please note there is strictly no swimming or paddling allowed in the river. Dog friendly – up to 2 well behaved dogs are welcome for an additional charge of £35 per dog. Please note that dogs must be kept downstairs at all times and kept off all furniture. Please also note that dogs are not allowed in the river next to the house. Dancers Cottage has an inflatable 6 person hot tub. This must be requested on booking and is at an additional cost of £220.00 per week or £150.00 per short break. Wood burner – please note that logs are only supplied to guests between 1st October – 30th April. Charcoal BBQ & Gas BBQ – available between 1st April – 30th September unless otherwise requested.
