Sand Pond Barn is set in a very quiet rural setting on a "no through" country lane. An open plan barn with vaulted ceilings. Very well equipped kitchen. Shower room with toilet and hand basin. Sleeping area is up a steep stair case on a cosy mezzanine. Secure private parking. A private garden including a patio with a table and chairs. WiFi and Smart TV. Immediate access on to footpaths and bridleways. See deer grazing in the early morning and hear owls at night - a perfect country retreat. The barn is generous in size making it very comfortable for 2 people. The kitchen area is spacious and is not the usual galley style most small properties offer. The mezzanine area has limited head room but provides a cosy sleeping area. The Barn is in a very secluded and quiet location - perfect to relax and enjoy the country surroundings. You could park your car for the duration of your stay and walk on the many footpaths to the local pubs and village/farm shops. Yet supermarkets and other shops are within a 10 minute drive. In the heart of an area of award winning Vineyards with easy access to the South Downs National Park. The host lives in the adjacent property and can be contacted at any time. Privacy for guest's is important - but help and advice is available if required. There are some great country walks from the door step. Views of the South Downs Way, through vineyards (Nyetimber and Nutbourne) and ancient woodlands. The local country pubs are in walking distance offering good lunch and evening meals. Perfectly located for wine tasting and tours of Nutbourne Vineyard (wine tasting and sales from their shop, open most days in the afternoon - pipnics availble in the summer), Nyetimber Vineyard and Kinsbrook Vineyards (Cafe and wine tasting/sales open daily). Well located for Arundel Castle, Petworth House and Deer Park, RSPB Pulborough Brooks nature reserve, Weald and Downland Living Museum, Amberley Museum, Leonardslee Lakes and Gardens, Knepp Castle Estate Safaris, Arundel Wildfowl and Wetland Nature Reserve, Goodwood horse racing and motor sport events, Polo at Cowdray Park, Parham House and Gardens and the South Downs National Park with Chanctonbury Ring and Cissbury Ring nearby. Not far away are the towns and cities of Petworth, Arundel, Brighton, Guildford, Chichester, Horsham and Portsmouth. The South coast with some great beaches are within 1 hour's drive away.
