A spectacular barn conversion in the stunning Howardian Hills. Spacious, light-filled rooms set in this beautiful Area of Outstanding Natural Beauty. This property is the ideal base for the coast, the North York Moors and the historic city of York. The property is a wonderful, grand barn conversion in the stunning Howardian Hills. It boasts spacious living areas with masses of natural light which affords views of the beautiful surroundings. You enter the house through the most impressive double-height hall with stone flags and a beautiful arched front door and window. There is a large hanging closet and separate loo, together with a sweeping staircase and gallery. Walking through the hall, you find yourself in a striking open-plan kitchen, complete with dining area to seat 12. This appealing room is the perfect spot for guests to socialise, with captivating views out of the large windows. Fully equipped with everything you need to cook up a feast and plenty of storage space for your groceries, there is also a four-door Aga, as well as a conventional oven and ceramic hob. There are two generous and comfy living rooms; one with a log burner and table tennis table and both benefitting from the stunning landscape seen through the abundance of windows. There is also a laundry room and a further downstairs loo. The ground floor also comprises of two attractive super-king bedrooms, both with en-suites and cosy decor. These beds can be unzipped into twins on request. Climbing the stairs to the first floor, it’s impossible not to take in the breath-taking scenery from the gallery area, which faces East so you get the most glorious sunrises. The first floor has two bedrooms; one being the extraordinary master bedroom with an imposing four-poster bed and dressing room, as well as an enormous, light-filled en-suite with separate shower and bath. The charming second bedroom on this floor has a king-size bed and there’s a lovely family bathroom, again with separate shower and bath. Up on the third floor, there are a further two comfortable bedrooms; one with twin beds and the other with a super-king, which can be separated to twins on request but makes the room a little tight! There is also a snug area to relax in and a separate loo with basin. All the bedrooms are decked out with the highest quality bedding and mattresses and the décor is stylish and uncluttered, with plenty of storage and hanging space. The towels are luxurious Egyptian cotton and everything has been thought out to ensure you enjoy a peaceful and calming night’s sleep. The property also has access to a brand new Pilates/yoga studio. A light and airy space, with underfloor heating, mirrored walls and equipment provided. You can hire the studio at an additional cost or request a private or small group class with the owner who is a Body Control certified Pilates teacher. The property has extensive outdoor space; plenty of lawns, a fenced off pond and sheltered courtyard area at the back, complete with outdoor dining furniture for 12, a raised bed full of fresh herbs and a BBQ. This property welcomes young children and babies; providing suitable crockery and cutlery, as well as cots, highchairs, stairgates and steps to reach the basins. The garden is ideal for kids to enjoy the space and kick around a ball and there are also swings and a slide. Welcome box on arrival. Oil central heating and wood-burning stove. Pub 2.5 miles and farm shop 3 miles. Owners live next door and are available if needed but it's entirely private. The property is situated down a private lane about a mile from the pretty village of Bulmer. A couple of miles away is the lovely village of Welburn with a highly-regarded pub and bakery. Five minutes’ drive and you’re at Castle Howard, the spectacular stately home which boasts lovely cafes, gift shops, a garden centre and a well-stocked farm shop and butchers. Just eight miles away is Malton – the ‘food capital’ of Yorkshire. A town which prides itself on its food festivals and plethora of eateries and charming shops. It is also just half an hour from the historic city of York, which is packed with tourist attractions. The city’s out-of-town shopping area is just 20 minutes from the door. This includes John Lewis, a large M&S, Sainsbury’s and Asda. It is worth noting that despite its wonderfully rural location, all major supermarkets deliver to the property, including Ocado and Waitrose. Situated in an Area of Outstanding Natural Beauty, this stunning converted barn is the perfect base for inspiring walks and cycle rides. It is also ideally situated for day trips to the coast or visiting the dramatic North York Moors, including the pretty market town of Helmsley with its castle, Walled Garden and Birds Of Prey Centre. Whether you’re wanting to get out and about or just spend some quality time with family and friends, this is the perfect choice for a truly memorable break. There are train stations at York, which is under two hours from London King's Cross, and also Malton - with links to York. But this is a rural setting and you will need a car to get around. There are car hire facilities in York. No stag/hen parties or similar. In order to keep the cleaning costs to a minimum we ask all guests to Please strip beds on departure. If this is not possible or you’d rather not, no problem but please understand that we will charge an additional £30 (£5 per room) for this service - which will be deducted from your deposit. Similarly any bedding that is stained and needs to be replaced will also be deducted from your deposit - please understand this is to maintain the highest of standards we pride ourselves on. Two of the bedrooms are set up with super-king size zip and link beds, which can be unzipped into standard twin beds if requested well in advance. There is a fenced-off pond in the garden - care should be taken with children.
