Mobile home, 2 bed lovely views in Yoxall

Mobile home that is 4 mins walk away from the foresters pub which serves food as well drinks. The accommodation is a converted mobile home interior walls have been knocked down so the space is one room this enables the feeling of space and some beautiful views. The toilet is located near to the space but does involve walking outside. The home is set within our business in Yoxall but it is well fenced and kept separate. IMPORTANT READ ALL THE DESCRIPTION LOOK AT THE PHOTOS CHECK IT SUITS YOU. The home has a microwave, toaster, kettle, hair dryer, towels, bed linen, plates, cups, glasses, crockery, washing up bowl for washing, a TV, separate outside shower room that also contains a toilet and sink, dining table and chairs, plenty of seating, outdoor garden seating. Guests can walk down the field behind the home but not use the facilities that are on site, can use the mobile home and the shower room only and walk through the field to the stream at the bottom. Please ensure when leaving the place gates are closed and when entering gates are closed straight after. Can park for free on the tarmac car park or in front of the mobile home on the grass area however be mind ful if wet and not in a four by four could get vehicle stuck. The mobile home has the benefit of a comfy large king size bed. A single bed can be added into the room upon request minimum five hours notice. To access the toilet, sink and shower have to walk a small distance from the caravan. The toilet and sink and shower were removed to make the space larger and better views. To walk to the toilet it is quite private and close to the room around 20 foot. Please note at times during the day maintenance staff and others may use this outside toilet. There is internet new from July 2020. The home is not suitable for children under the age of 14. The home is not suitable for pets. Also the home cannot accept visitors with pets and children. There are games facilities in the field next door such as a trampoline this is not for use by mobile home guests. This is other private property that cannot be used by mobile home guests. Mobile home guests are welcome to walk down the rear field to the stream however cannot use any other areas on the property. Update May 2021 from recent feedback I have had saying cost is to high I just need to make you aware of this. Air B and B take their charges out for a one night stay I receive around 59 pounds. I have to do two 14 mile round trips to clean the caravan before and after. Wash bedding at my own home. We supply, toiletries, snacks, hand sanitiser, water, milk, tea, coffee, sugar and much more. We have electricity to pay, maintenance of the grounds gardeners re decoration of the caravan, new bedding and again much more. We paid thousands to have the toilet and shower installed outside. If you think the home is expensive please don’t book it then complain afterwards book elsewhere rather myself having a bad review that keeps my ratings down for all my other listings. Please also note I do not charge for car parking or cleaners like many many other hosts. Driving back and to there over my weekend and people commenting 59 pounds for a one night stay is expensive. Please if you think it’s expensive book else where. Also there is an office desk and printer in the far corner of the caravan shielded by a large changing screen. One person complained it is there however others want an office desk and printer, if do not like this in the room I can either remove it please ask or again don’t book if you are not happy with it. Another commented lack of cooking facilities their. I need to say would you get cooking facilities in a hotel room ? Yes most mobile homes do have cooking facilities we removed this to create space and it is safer. Instead there is a toaster, microwave, kettle, plates, glasses and more see photos. If you need full cooking facilities please book alternative accommodation. I had clearly stated previously in the description and photos of the facilities on offer there. I can assure the photos are accurate of the accommodation one person said they are not I took half of the photos in April 2021 they are not photo shopped etc they are what I took on my phone. Some photos are older. I try my best and work hard to keep the accommodation nice within our budgets if you would like top class accommodation a mobile home is possibly not suitable. I can say there is not much accommodation that has own private garden and walks for example if staying in a hotel. Air B and B is unusual accommodation that is the purpose of it something different we are all hosts trying our best spending money and many of us do it as we enjoy doing it but when people want absolute perfection it can be discouraging, stressful and very difficult. If you are not happy with something during your stay I am very responsive please say and I will try and put it right (there is the odd time I may not be in the area could be on holiday for example). Finally it is a caravan it is not like a house please do not put on to many electrical items at the same time. If you do it will trip a fuse the fuse board is in the cupboard next to the kettle. Be mindful as well of the weather it could be cold it is not a house with brick walls and you do have to go outside to the toilet. It does have heaters in the caravan and toilet room see photos. I really enjoy visiting there I find it tranquil and relaxing however it is not for everyone please read the description carefully and look at the photos to check you are happy with what you are booking thank you. The caravan does have the very big benefit that is more covid secure than a hotel. This is due to hotels having many people staying. I would personally much prefer to book here along with the lovely garden space. Following one guest feedback August 2021 To ensure you are fully aware even though this is in the photos the actual caravan does not have running water see photos. Water from the sink is in the shower and toilet room in the end stable away from the caravan. We do provide bottled water in the caravan to make drinks. Also as there are steps up to the caravan and a walk to the shower room and toilet this property is probably not suitable for someone with mobility issues. The steps to go up are in the countryside, so lighting is not bright like street lighting. The accomodation is like a camping experience rather than staying in a building due to walking outside to the shower and toilet. Some have expected a hotel type stay. This is on air B and B because it’s a unique stay that does not have all house facilities please see photos. I try to ensure I cover all basis following my learning and peoples feedback. Tarmac car park can be used and parking in front of the caravan if safe to do do as this area is grass could get car stuck. The mobile home itself and the shower room can also walk down the field behind the mobile home to the stream. No other areas on site can be used. Please ensure gates are closed after opening them straight away. The host will not be there entrance will be via numbered lock. Please note on the grounds there are staff their 24 7 if need to speak to anyone. Yoxall is a lovely village that has three pubs, I recommend the crown in the village nice owners and lots of outside eating. A butchers and farm shop is a short walk from the mobile home it is just behind and can be seen from the rear of the mobile home. The home is a short drive from Jackson’s bank walk, the co op in kings Bromley and Barton under Needwood. Barton Under Needwood has shops, cafes, an excellent Indian restaurant called the little Indian, fish and chip shop a traditional cinema located at Barton Marina. It is recommended to visit Barton Marina. The mobile home is also about twenty minutes drive from beautiful Derbyshire which has stunning scenery I recommend visiting Matlock. St George’s park in Tatenhill is ten minutes drive away from the home where the England football team are trained. Also at Tatenhill there is an airfield which often has public events. Hoar cross is also ten minutes drive from there guests can experience a spa day they and their is the Meynell Ingram Arms to visit which used to host the local hunt. The mobile home is ten minutes drive away from Sudbury hall museum of childhood which the national trust runs. This is just a few places to visit there are many more including Alton Towers theme park. There is a bus service in Yoxall however it would be better to bring a vehicle such as car motor bike or push bike.
