Period country house & annex with large garden
Clare House (sleeps 10) & 1 bed annex (sleeps 4) with a 1 acre garden is on the edge of the village in a private location in rural Northamptonshire. This period house mixes old country charm with modern amenities. There is a living room (wood burner, beams & window seat), dining room, snug (wood burner, beams & window seat), kitchen, 5 large bedrooms & 2 bathrooms. The annex has a bedroom, living room with sofa bed, kitchen & bathroom. The garden has borders, wild areas and many seating areas. Clare House and the one bedroomed self contained annex with its large garden is our much loved Grade 2 listed second home. The property has some of our personal items - mostly locked away. The house and annex comfortably sleeps 14. It is ideal for family and friends to gather. The main house has 5 bedrooms and sleeps 10. In the main house 2 of the bedrooms are on the top floor with access via narrow, steep stairs. Access to 4 of the bedrooms is via old stairs. Access to bedroom 5 in the main house and bedroom 6 in the annex are by new modern stairs. Three of the bedrooms have king-size beds and 3 have double beds. The 5th bedroom has a double bed and a futon which sleeps 1 comfortably but could facilitate 2 children so increasing the sleeping capacity of the house to 12 and overall sleeping capacity to 16. There is a mattress located in bedroom 2 which could be moved to any of the bedrooms in the main house so increasing the sleeping capacity to 13 in the main house and 17 overall. The annex sleeps 4; one double bedroom and a large sofa bed in the living room in the annex. All the bedrooms are large bedrooms 3 of which are dual aspect. There are 3 bathrooms; the main bathroom is for bedrooms 1-4, the second bathroom in the main house is for bedroom 5 and the third bathroom is in the annex. There are 3 cloakrooms one on the top floor for bedrooms 3 and 4, one beside the kitchen on the ground floor and one beside the living room on the ground floor. The kitchen which has recently been refurbished has a dining table for informal eating which seats 7 comfortably. The kitchen has a Falcon range cooker with 5 gas rings, 2 large electric cookers and a separate grill. There are many appliances; a coffee machine, food processor, k mix, nutri bullet and bread maker. The kitchen is well stocked with pots and pans, casserole dishes, plates, bowls, serving bowls and glasses. The kitchen in the annex is also well equipped. In the dual aspect dining room there is a lovely vaulted ceiling and beautiful views out to the garden on both sides. The dining table has 2 extension ends and when extended seats 12 comfortably and 14 snugly. The main lounge has a wood burning stove (plenty of logs will be available for your stay), original beams, a window seat, original stone flag stones and an old bread oven! There is no tv in the main lounge. The snug has a wood burning stove (again logs will be provided for your stay), original beams and a window seat. The snug is a comfortable place to relax and has a small tv. There is a lobby area beside bedroom 5 which has a desk/work space. The garden is a traditional cottage garden with a more formal garden to the front. There are numerous places to sit in the garden. The garden has somewhere for all times of the day in sun or shade. There is a fruit and vegetable plot, fruit trees and some wild areas. The garden which is entirely enclosed by a traditional dry stone wall overlooks beautiful rural countryside on 3 sides. Tea, coffee, milk, basic breakfast items, towels and toiletries are provided. There is comfortable parking for 3 cars but the parking area can fit 5 cars. Mobile phone signal is rural. There is good wifi. If the dates you want are not available just message me and I might be able to facilitate your requirements. About 200 metres from the house is a lovely village pub the Red Lion which does fantastic food. It is wise to book ahead as it is very popular. About 4 miles away is Fawsley Hall a country house hotel which does fantastic food (especially the afternoon tea) in a fabulous setting. There are many local village pubs which also have good food. I listed Clare House and the annex on Airbnb in August 2020 after renovations to Clare House (although from September 2020 - June 2021 I couldn't accept bookings due to various lockdowns, rule of 6 etc!). I have been hosting the annex as a stand alone listing the Stables since November 2018 so if you look at the reviews for the Stables it will give you an idea about me as a host and the area etc. I will be available by telephone or e-mail during your stay. The house is in a lovely rural location and is right on the edge of the village. About 200 metres from the house is a great village pub the Red Lion which does fantastic food. It is wise to book as it is very popular. Hellidon is close to gardens and manor houses, the Cotswolds, Banbury, Warwick and Stratford upon Avon. As well as our great fantastic village pub the Red Lion there are pubs in the surrounding villages and I would recommend the Fox and Hounds in Charwelton ( 2 miles away) and Malsters Arms in Badby. There is a lovely country house hotel Fawsley Hall in a rural setting about 4 miles away which is great for a fine dining experience - the afternoon teas are fantastic - also good for Sunday lunch and evening meals. Byfield village 4 miles away has a small Spar and Co-op grocery store. Daventry town which has a Waitrose, Tesco and Aldi is 5 miles away. Daventry also has an artisan Pizza parlour and a good Indian restaurant Abdul's. Silverstone is about 30 minutes away, Warwick Castle about 35 minutes, Stratford upon Avon 50 minutes and the Cotswolds about an hour. The towns of Leamington Spa, Northampton, Banbury,Rugby and Towcester are all about 30 minutes away. The area has fabulous walking with numerous public footpaths from the house. The cycling is excellent. We enjoy both walking and cycling and can recommend routes. There are 2 local golf courses one Hellidon Golf course just outside the village and another in Staverton. There are no street lights in the village so it is dark and great for stargazing. You will need a car as there is no public transport nearby. There are lots of public footpaths from the village. Cycling in the area is excellent. The toilet in the top floor is a macerator toilet which means nothing other than human waste and toilet paper can be placed in it. The hot water in the main house is heated by two hot water tanks and in the annex a further hot water tank as there is no mains gas in the village. The hot water tanks once emptied needs to reheat so if the tank is completely emptied it may take up to an hour for it to reheat again.
