Modern, self contained garden studio in Guildford

The studio flat is light, modern and airy inside with neutral decor. Compact and self contained. It is ideal for one or two people but can sleep 1-2 more, utilising the Muji sofa bed (width of a double when unfolded). The location is peaceful, friendly and safe and within walking distance of Guildford railway station and the town centre. Easy access to the A3 and M25. It is also a short walking distance from the university, business park and Surrey Hospital (less than 5 minutes by car). There are 2 beds (one IKEA and one Muji) set up as singles to optimise space. One pulls out to a 160 cm large bed and the second is a sofa bed that converts into a double. There is a patio area to enjoy especially during the warm weather. Guests have exclusive access to the studio flat and use of the patio area. The main house is seperated from the studio by a lawn/ garden. We are friendly and happy to assist where needed but like to give guests their space. Its a great location near the river, easy walking access to the town centre, the station, the Surrey hills, Wisley gardens, the university and 37 minutes by train to London. Its central but peaceful. Guildford itself is a historic town with its own castle! It’s a thriving place with access to many activities, nice shops, the spectrum leisure centre and great pubs, bars and restaurants. Its 20 mins walk to the station and couple of minutes to a bus stop into town. it is important that noise is kept to a minimum especially after 9pm as this is a residential area. We ask that there be no loud music and parties please. The studio is a no smoking area. Please inform the host on the number of people booked to stay (there is a £15 charge for every additional person) and in the interest of safety and security, any visitors, as this is a private home. Guests are requested to keep the place clean and tidy and inform the host immediately if there are any issues . We are more than happy to help and assist if needed.
