Our newly renovated cosy, comfortable and well equipped semi-detached cottage is approached via winding country lanes and overlooks fields and well tendered allotments. Weekly prices available for a Friday arrival Regret cottage not suitable for children under 10 years The accommodation offers TWO bedrooms on the first floor accessed via traditional steep cottage style stairs: The main bedroom has a wooden king-size sleigh bed with freeview TV and is accessed via the 2nd bedroom. The stairs lead directly into the 2nd bedroom which has a zip and link bed which can be made up as either a king or twin with 2ft 6 beds. PLEASE NOTE THE MAIN BEDROOM IS ACCESSED THROUGH THE 2ND BEDROOM. The bathroom is on the ground floor with shower over bath and WC. The lounge has two sofas, a wood burning stove for cosy nights in, TV with freeview, DVD, stereo and docking station. There are a selection of books, DVD's and games for you to enjoy. Kitchen/diner has TV with freeview, electric oven and hob, microwave, slow cooker, dishwasher and a good selection of crockery, glasses, saucepans & cooking utensils. In the utility room you find a full size fridge/freezer and washing machine. The kitchen/diner, utility room & bathroom have tiled flooring so you may like to bring your slippers. Regret cottage not suitable for children under 10 years or guests with limited mobility as the stairs are traditional steep, narrow cottage style. Outside: the fully enclosed garden with patio area has views overlooking the open countryside so is ideal for alfresco dining or watching the sunset. Garden furniture, cushions and BBQ are provided and there is lockable storage for bikes. Off-road parking is available for 2 cars. Bed linen, towels, Wi-Fi, electricity, central heating and welcome pack of tea, coffee, sugar & milk are included. The first basket of logs is supplied in season and further baskets can be purchased if required. To fully enjoy the surrounding area we would recommend a car. We have supplied information & leaflets on local attractions along with local walking & cycling routes and an ordnance survey map. One small well behaved dog considered by prior arrangement. Breed & age will be required prior to booking. We ask that pets are not allowed on the furniture or upstairs or left alone in the cottage. Guests have full access to the cottage and private enclosed garden. We live in the village so are normally available if help or advice is required. Situated in the heart of the Suffolk countryside the property is perfect for those looking for a peaceful holiday. The cottage is ideal for year round breaks. During the Summer enjoy alfresco dining whilst watching the sunset over the open countryside. During the winter enjoy brisk walks along the many footpaths before returning to a warming casserole from the slow cooker and cosy nights in front of the wood burning stove. The village of Mendlesham is 2 miles away with a small general shop offering excellent free range eggs and fresh bread and a fish & chip shop. Stowmarket offering leisure and shopping facilities is a short drive of approx 6 miles. Tesco's is just off the A14 about 5 miles away and all the other major supermarkets are available in the centre of Stowmarket. There are several nice pubs within the area serving food. The nearest two are about 4 miles away and make a nice cycle ride. Bury St Edmunds, Norwich, Diss and Ipswich along with numerous picturesque villages are all within easy driving distance. Further afield lies the Suffolk coast with the beautiful coastal towns of Southwold, home of the famous brewery and pier. Aldeburgh with the nearby Snape Maltings and Walberswick, great for a spot of crabbing. Other attractions include Banham Zoo, Jimmy's Farm, Helmingham Hall, Africa Alive, Framlingham Castle, Museum of East Anglian Life and Sutton Hoo. Nearest railway station is Stowmarket approx. 6 miles. We are close to both the A140 and A14. Local bus services run from the village to Stowmarket, Diss and Ipswich. Responsible owners with one small well behaved dog considered by prior arrangement at a charge of £15 per week/short break. Guests must advise of any pets prior to booking and breed & age will be required. We ask that pets are not allowed on the furniture or upstairs and are not left alone in the cottage. Please confirm prices before sending a booking request as Airbnb calculate weekly prices from a Monday and our prices are based on a Friday arrival and certain durations are not always calculated correctly. Short breaks considered out of season or last minute for a minimum of 3 nights. The cottage is also advertised through an agency that runs a live booking system, therefore availability can change very quickly especially during peak times. If you wish to arrange an online grocery shop most of the major supermarkets deliver to the village. Please note neighbours do have access to the path around the property.
