A light, spacious, newly-modernised house near Balsall Common and Hampton-in-Arden in Solihull. The house has 2 large reception rooms and a fully equipped kitchen diner. It sleeps up to 14 people in 7 spacious bedrooms. Two of the bedrooms can either be a king or 2 singles. Comfortable bedrooms all have en-suites, hotel standard bedding, towels and smart TVs. A very large driveway for car parking, Wi-fi and is perfect for large families, or groups to stay comfortably. A unique house with large reception rooms in a semi rural location. The house is newly decorated in a neutral colour scheme and with soft furnishings. Large hallway leading to 4 bedrooms, lounge and kitchen. Stairs from the hallway lead to a further 3 bedrooms. All bedrooms are en-suite and have hotel standard linen and towels. Bedroom setup is 4 x double 2 x single and family suite for 4. The large, bright lounge has French doors on to the spacious patio, where guests can enjoy a barbecue with outdoor dining for 12+ people. The kitchen diner is fully equipped and offers breakfast seating and a hot drinks machine for guests to use free of charge. The kitchen diner has double doors leading to a long and spacious dining room with seating for 14 guests. There is also access to the patio from the dining room. The garden is for guests to relax in and enjoy, with shaded areas and swings for children. A 4-6 seater inflatable hot tub with LED lights can be arranged for an extra cost of £100-£150 depending on the length of the stay. Guests should contact the owners 48 hours before arrival to reserve the hot tub to ensure that it is cleaned and set up. All areas of the house are available, except for a locked linen store/laundry and an airing cupboard. The loft is also private. The sheds and outside buildings are not for guest use. Owner is available and can be contacted throughout stay. We live on the same grounds away from the house but are not intrusive. We fully respect your privacy during your stay. The house is semi-rural. We have neighbours, but the house is detached on a 2 acre plot. Owner is nearby on same grounds but not intrusive. The location offers guests peace and quiet with nearby amenities when needed. The house sits next door to a garden centre and is a 15 min walk to pubs. Pubs, restaurants, takeaways and small supermarkets are all within easy reach and 5 mins by car. The NEC, Resorts World, Birmingham Airport and Solihull are all 10 mins away by car or taxi. The house is near to the West Midlands golf club and The Lake at Barston which hosts various events and serves lovely food in an idyllic setting. The nearest train stations are Berkswell and Hampton in Arden with regular services to Birmingham city centre. Local picturesque walks to Berkswell, Hampton in Arden and Barston Lakes. Local village Balsall Common has pubs (The George in the Tree, The White Horse) restaurants, takeaways (Domino’s, Fish and Chips, Indian and Chinese) and small supermarkets (Tesco Express, Co-op and Sainsbury’s). Nearest pub is a 15 minute walk. Further afield are the cities of Solihull and Warwick and the charming towns of Stratford-upon-Avon and Royal Leamington Spa. Local taxi numbers can be found inside the property. Guests may enjoy the garden and are welcome to use the patio area in summer months. We have garden dining furniture to seat 12 people and a barbecue for guests to use. Please note that we do not allow parties or guests to bring sound systems. Guests must keep outdoor noise to a minimum after 10pm to respect our neighbours. Guests should place all rubbish in outdoor bins provided. Bins are emptied every Thursday and the owners take care of putting bins out.
