This is a very special, welcome and airy home located on 2 1/2 acres in a small Cotswold village. The house a perfect country retreat, beautifully presented and stylish with large, spacious rooms. The house is a perfect space for relaxing or entertaining friends, simply nothing but perfection! The house is the perfect country retreat. The downstairs rooms are all communal which makes the house ideal for entertaining or just 'hanging out'. The house features a large, modern open communal space which includes a double-height reception area (around a large stone fireplace), kitchen. A second reception room which is decorated more traditionally, perfect for evenings with a fire lit and a film on the projector screen. A cozy study off the second reception room includes a fireplace. Five double bedrooms include a large master bedroom and second VIP guest bedroom. Underfloor heating throughout the house with oak floors in the reception areas. This is an excellent holiday cottage in every respect, perfect for a large family or for two or three couples with kids who fancy a home for a 'proper' holiday or equally for a short weekend trip to the Cotswolds. ACCOMODATION Welcoming entrance hall with double-height ceiling. Off the entrance hall is the most wonderful boot room which doubles as a guest loo, so inviting you might just decide to spend your holiday in the loo! Main reception room is a gorgeous space decorated in muted colours around a large stone fireplace. This room has large windows with lots of light and is open to the dining space and kitchen, offering modern use of the large space. The large dining table, which seats up to 18 people, lives between the main reception area and the open kitchen. True to its name, Garden House is filled with lots of plants and flowers, and the dining space doubles as a conservatory, opening onto a large pond filled with koi! The kitchen is a delightful space which makes meal-preparation a fun group activity. The best part is a traditional wood oven perfect for pizza night! The master bedroom is on the second floor above the communal space, with an extra-large king bed and private terrace, bathroom with large shower and separate traditional bathtub, and large walk-in closet. The second reception room is decorated more traditionally, with a lovely wood burning stove and movie projector and screen which drop down for the ceiling. Connected to SKY and AppleTV, this room is perfect for a film after a lovely evening meal. The study is a cozy space decorated with loads of books and comfy furniture. Light the fire and tuck into your book! The first floor features two further en suite bedrooms. One in particular is large, I call it the VIP guest bedroom, and is perfect for a second couple. Frankly you may well find the VIP guest bedroom, with its queen four poster bed, even more inviting than the master bedroom. The VIP guest bathroom is large, with a walk-in shower and separate traditional bathtub. The third guest bedroom on this level, with a double bed, is a lovely room, with an en suite bathroom. The fourth and fifth bedrooms are in the loft, sharing a private bathroom off the landing. Each with a double bed, these bedrooms are not as special as the others but is perfect for a couple of kids, single adults or couples that are not fussy. You will have access to the detached house, private gardens and parking area. To the front is a large parking area for 5 or 6 cars. The housekeeper will typically greet guests on arrival and hand over keys. I will be available to assist you during your stay with any queries and would delighted in helping you with ideas to discover the area. If I cannot be reached, the housekeeper will be available to help you. Location. Little Faringdon is a charming Cotswold village (20 cottages only), with the village church across the road from the house. Little Faringdon has lots of fun and interesting characters, though is a quiet village and Garden House benefits from lots of privacy. The village is located just 3 miles outside of Lechlade and 10 miles from Burford, both of which have lots of shops. The house is 5 miles from the Cotswolds Wildlife Park which kids of all ages love. Pubs. There are several wonderful pubs locally, and in particular I would recommend the Plough in Kelmscott, the Five Alls in Filkins, The Bell in Langford and the Swan in Southrop. The Ox Barn at Thyme Manor in Southrop is an excellent restaurant and bar which uses seasonal ingredients locally sourced (warning: expect London prices). All recommendations are within a 5 minute drive from Garden House and with wonderful food and atmosphere! Advance reservations are strongly recommended on weekends. Provisions. Ocado will deliver to the house, although I encourage guests to shop locally in nearby Lechlade where there are grocery stores (Londis and Co-op), an excellent butcher (Cutler & Bayliss), and a knowledgable wine merchant (Vin-Est). Nearby Burford also has a wonderful selection of stores for provisions. Shopping locally supports our community and is a part of the pleasure of being in the countryside. Car. Little Faringdon is a 90 minute drive from London. There is plenty of private parking at the house. Train. The village can also be accessed by train from London Paddington to either Swindon or Charlbury or from London Marylebone to Oxford Parkway. There are always plenty of taxis outside Swindon station and the rate is typically £20-25. Taxi. The best car service is V Cars based in Swindon, which has telephone and app-based booking options. The pond in the rear garden is not secure for kids or pets. Adult supervision is necessary. The kitchen has a wood burning oven. Guests without experience are asked to not use the oven, as misuse can damage the structure of the oven and is a fire hazard.
