Less than 3 m from Tunbridge Wells and The Ashdown Forest and less than 1 hour from nearby Eridge Station to London. The house is ideal for 2 families with children and the annex is the perfect grandparent/ Nanny accommodation or space to work from home. Fibre broadband throughout the house and annexe. This is a clean, light, bright and cosy modernised Victorian Cottage recently renovated to a high standard with a separate annex, perfect for special time spent with family and friends. The downstairs of the cottage is open plan and consists of a large fully equipped kitchen and dining area (seating for 10) as well as a lounge with a wonderful Scandinavian wood burner and a large cinema projector. There is underfloor heating throughout the downstairs. There is a downstairs cloakroom as well as a utility room with washing machine and double sink. The upstairs consists of 4 bedrooms. The master bedroom has a king size bed and ensuite bathroom with a walk in shower. The second bedroom has a standard size double bed, The third bedroom has a bunkbed and the 4th bedroom has a loft/mezzanine bed (suitable for a child between the ages 7-14) and a good quality double sofa bed suitable for children or adults alike. Two of the bedrooms upstairs have desks and office chairs suitable for study or work. There is also a family bathroom upstairs with a roll top bath, walk in shower, toilet and double sink. The annex is a generous room above a newly built garage. It has been built fully adhering to building regulations with insulation and has a modern wall fixed electric radiator. It has a double sofa bed plus a full size single bed with a pull out trundle bed and can sleep up to four people. It also has a smart TV, small wardrobe, mini fridge, coffee and tea making facilities, toaster as well as a seating area. It has a good size en-suite bathroom with shower, toilet, sink and shaving point. The house has fibre broadband throughout as does the annex making this the ideal space to work from home. There is a large turfed rear garden which is fully secure. Guests are welcome to make use of the 14ft trampoline at their own risk as well as the outdoor BBQ and fire pit. There is a large patio with table and chairs for outside dining. Hot Tub: We have a Helsinki Lay-Z- Spa hot tub with 87 AirJet massage system which surrounds you in thousands of therapeutic bubbles in a matter of seconds. Generous space for 5-7 people. The hot tub heats to 40 degrees. A perfect way to finish your day and relax. For your safety, we ask that you agree to our hot tub rules prior to check in. We may be required to visit during your stay for hot tub maintenance Please note that this is our family home and therefore the cottage is a homely environment and there will be some personal belongings. We have removed the majority of personal items and have clearly labelled wardrobes and drawers available for you to use. Please note we do not allow hen or stag parties and only people registered on the booking are welcome. We cannot allow people to turn up unannounced. We live in close proximity to the property and will usually be available to liaise directly and help you with any aspects of your stay. We recommend having a car to get around as we live in a semi-rural location. There are good public transport links in nearby Tunbridge Wells and also a train station in Eridge, 1.5 miles away. You will have lovely walks right on the doorstep as we live on the border of Broadwater Warren Bird Reserve and in walking distance to Eridge Rocks.
