“The Paddock Annex" is a newly renovated, cosy and bright conversion with modern facilities. Boasting a pocket-sprung double bed with luxurious pillows and kingsize duvet, en-suite toilet and rainshower, 40" Smart TV and WiFi, Nespresso coffee machine, kettle, hairdryer, and other amenities you'd expect from a hotel. Situated in a sunny corner you have exclusive use of a private walled garden/patio area with table and chairs & sole use of a newly kitchen with all facilities in the main house. Set in the heart of the beautiful Surrey Hills Area of Outstanding Natural Beauty, "The Paddock Annex" is located in a peaceful setting away from roads and noise, with sun all day (when it shines!). Renovated in 2021 it is a bright and modern, cosy haven away from busy life, but with great links to London, the Airports and the Coast and boasts all modern amenities. Set amongst acres of paddocks and open fields you can truly embrace the beauty and tranquillity of the Surrey Hills. Hundreds of miles of footpaths and walks right from the door, a 16th-century country pub (1 mile), idyllic cycling routes, llama trekking, two golf courses and much more are all nearby. Access to London and the South Coast is made easy with Milford Station 1 mile away (London Waterloo in just 50 mins) and being just a short drive from the A3 and M25. The Paddock Annex is a separate building with its own entrance, featuring a comfy pocket-sprung double bed with luxurious pillows and duvet, en-suite, Nespresso coffee machine, tea-making facilities, 40” Smart TV, fast WiFi and private outside dining area for your use. There is ample parking for cars. The cosy en-suite bathroom contains a relaxing rain shower, toilet and wash basin. With the intention of reducing our ecological footprint we also provide premium “Anyah” body and hair wash in the shower which is both green and Vegan. We also have fabric linen sacks (for dirty towels and sheets) to minimise plastic usage and a recycling bin for guests too. This listing includes use of your own large newly fitted, fully equipped kitchen. Please note, the kitchen is actually in the main house, not the annex itself an about 20m walk externally. The room is separated from the rest of the house and has its own external entrance door. You will have use of a Neff oven, induction hob, microwave, washing machine and all cooking and eating utensils you'd expect. Please note that the owners very occasionally require access to the kitchen to get facilities for yourselves (extra tea bags, coffee pods etc) and to collect post. Otherwise the kitchen is totally private for your use. We are ideally situated just minutes away from Clock Barn Hall and Busbridge Lakes wedding venues. Please note, we are happy for a child accompanied by an adult to stay here, but the annex only has one double bed. There is not a lot of spare space to add extra sleeping facilities for an additional child, however, there is enough space for a travel cot in the room, but you'd need to bring your own. If booking this self-catered option, there is also the option for us to put a single divan bed in the kitchen room. please note though there are no curtains or blackout blinds, so this room will get lighter earlier however. If you are looking for a slightly cheaper, room-only option we also have a separate listing for just The Paddock Annex (bedroom and en-suite) without access to the kitchen. The hosts are friendly and sociable, but realise lost people visit us for a “break away” and quiet, relaxing time. We therefore tend to leave guests in privacy. We do, however, pride ourselves on being attentive and helpful. We are usually available to provide any information, help and advice or facilities most of the time. We don’t usually mind guests knocking on the door with questions or messaging via the app! We are set in the countryside in a beautiful “Area of Outstanding Natural Beauty” surrounded by hills and woodlands. Directly opposite our house is one of the UKs largest fruit farms (you are allowed to walk through this) farming strawberries, raspberries and blueberries. There are literally hundreds of miles of footpaths and bridle ways and walks with fantastic views. There are some lovely country pubs serving delicious food too. Please note that the lake featured in our photos in on our neighbours land, opposite our house. The land is private property and access is not permitted. Thank you!
