A fabulous character cottage with a large secret south facing garden.
Hidden away in a quiet lake in the centre of this popular coastal village, just a few steps away from an excellent pub and well stocked village store, and just a leisurely ten minute stroll away from the beach. What's not to like?! Step in the front door of 2 Hammond Square and you will immediately feel at home and start to unwind. Welcoming, relaxing and utterly charming, the emphasis is on comfort and quality both upstairs and down, and low key contemporary styling throughout complements the cottage's character and beamed ceilings. A very generous open-plan, L-shaped living area greets you on arrival, with a seating area blessed with a large sink-into sofa and two armchairs set around a wood burning stove and widescreen television. Take a seat and you may not want to move for some time but, when the sun is shining and days are warm, you are sure to want to open the french doors and sit outside to enjoy the delightful south facing garden. Around the corner from the sitting area is the dining area and, beyond that, a door takes you into the smart ground floor shower room. The well-equipped kitchen, adjacent to the sitting area, is neat and compact but still well-equipped to cater for all your culinary needs. The traditional Norfolk winder stairs leading to the first floor are steep and twist, but a wooden handrail goes all the way to help keep you steady and guide your way up and down (see Additional Information). The two first floor bedrooms (two king-size, one of which can be made up as twin beds if desired) will promise you a good night's sleep with top quality mattresses and high thread count bed linen. The family bathroom on this floor benefits from both a bath and overhead rainfall shower. The spacious garden at the back of the cottage catches the sun all day round and is just a lovely, peaceful place to be during the day or evening, watching the sun go down with a glass of wine. 2 Hammond Square is a real gem of a holiday property, and will suit all kinds of holidaymakers who enjoy beautiful, tranquil surroundings and are looking for easy access to the coast and good local facilities. If you like walking, you are spoilt for choice with Sheringham Park, Kelling Heath and Muckleburgh Hill all on the doorstep. The coastal path walk in an easterly direction is breath-taking (literally!) and a three mile walk leads you to the nearby coastal town of Sheringham, and then Cromer beyond - stay for some lunch and you have the option of catching the Coasthopper back if your legs are a bit weary! Ground Floor: Entrance porch With space for boots and wellingtons, leading into L-shaped sitting room with dining area With ample comfortable seating, widescreen Smart television, DVD player, wood burning stove and french doors to the garden. Dining table with seating for four guests. Kitchen With electric cooker, microwave, fridge/freezer, slimline dishwasher and washing machine. Shower room With shower cubicle, wash basin and WC. From the sitting room, steep Norfolk winder stairs with handrail lead to First Floor: Master bedroom With a 5' king-size bed. Bedroom two With a 5' king-size zip-and-link bed, which can be made up as 2'6" twin beds if preferred (please specify preference at point of booking). Bathroom With bath, overhead rainfall shower, hand-held shower, wash basin and WC. Outside: A large south facing garden at the rear of the cottage, divided into two sections - a gravelled and paved garden with lawn and garden furniture is immediately outside the cottage. From this garden, a pathway and two gates leads you to a further shingled garden area beyond. There is roadside parking available within the village. Unloading and loading only, is possible by using an off-road parking area in front of the neighbouring cottage. Additional Information: Sorry, no pets, but please be aware that the owner's dog stays occasionally. Pillows and duvets are synthetic fibre. Charcoal barbecue. Both a travel cot and high chair are available on request. Please note that, once set up in either bedroom, the travel cot will impact upon movement around the room. The stairs to the first floor are steep and narrow and could be a problem for anyone with mobility difficulties, as well as young children. The neighbouring cottage at 1 Hammond Square has a right of way at the lower end of the garden, but this is seldom used.
