Town Centre Annex

One Bedroom annex with own entrance with it's own private kitchen, bedroom, hairdryer & towels supplied, bathroom and living room in the centre of Beccles. Annex utility room with washing machine, dishwasher, ironing board and iron. Secure off road parking for one medium car. The town centre is a few hundred yards away, with pubs & restaurants as well as numerous shops. Guests must like dogs, we have 3 small, very friendly, they have access to the courtyard where the Annex has its entrance. The property is walking distance from the town centre which has a regular bus service to Norwich and train service to Lowestoft and Ipswich/London It is a complete annex with its own entrance and secure separate accommodation. It consists of Kitchen Living room, bedroom and bathroom together with a utility room. There is a parking space for a small/medium car included and it is secure, off the road and behind gates. The Annex has all the facilities needed including full size oven, gas hobs, microwave, fridge freezer and dishwasher. The utility room has a washing machine, ironing board and iron. The annex has central heating from its own boiler and as such the heating is completely under your control. We live next door and are available should you need any help. There is a basic mixer tap shower over the bath. This is a home, not a hotel. So there is a kitchen with full size cooking facilities but no fancy coffee machine. There is a cafetiere with freshly ground coffee and a kettle instead. The TV is not a smart TV, but is a good Sony Freeview TV with a DVD player. The heating is by a gas boiler (serviced annually) to radiators, not air conditioning. If you have an Electric Car there is a 7Kw type 2 charger in the car park next door. It accepts contactless payment and currently (2021/22) charges 25p per Kwh. You will have exclusive access to the annex with its own kitchen, bathroom, living room bedroom and utility room. Check in is flexible, but please contact us if you need to check in before 3pm in case there is a guest leaving that morning. Beccles is a market town on the edge of the Broads and has excellent transport within the area. It has a number of good restaurants and bars. The train station is a short walk. Trains go to Lowestoft and Ipswich/London Frequent buses pass outside the house, which go to Southwold, Lowestoft and Norwich. There is a large car park across the road, and one car can park within the yard. We have 3 dogs that have access to the yard where the annex front door is. The dogs are friendly, but we would rather they did not get let into the annex. The dogs are only out in the yard if we are present and it is important that gates are secured at all times. Most guests say that the bed is very comfortable. Two guests said that it is too firm for them. It is a firm mattress. We have put a mattress topper on the mattress as well.
