The house is in the small village of Brancaster Staithe on the North Norfolk coast – designated as an Area of Outstanding Natural Beauty. It is in a small group of houses, three minutes’ walk from the Staithe with its sailing club, fishing sheds, ice cream truck, the marshes and coastal path. Enormous skies, sun and soft winds make this an area we have loved to return to for over 20 years. We hope that you will come to love it as we have. As at January 2022 our holiday home currently enjoys views from the landing across to the Staithe, the harbour and marshes beyond. There are works currently taking place on the main road that may obstruct that view in the future, but we are hoping for the best. It has three bedrooms which sleeps 6 comfortably. The front bedroom has a double bed with king size duvet, the back bedroom has two single beds with single duvets (but can be arranged side by side with a king size duvet), and the little room offers bunk beds with a good sized desk and monitor for home working. The bunk beds are standard single size (3' x 6'3") and their weight capacity for each is:- Top Bunk 12 stone (76kg), Bottom Bunk 15 stone (95kg). In addition to the 3 bedrooms there is a full bathroom upstairs that includes a toilet, bath and a shower over the bath. Bath towels and / or linens can be provided if requested in advance (please note: additional cleaning fees must be paid for in advance of your stay). Under the stairs in the lobby you can find an iron, hoover and other basic cleaning materials. The ironing board is kept in the twin room's wardrobe. An inner lobby can cater for messy clothes and shoes, great for when returning from the beach. Alongside it is the downstairs toilet and shower room (suck in, it's a bit tight). The rear kitchen gives access to a sun-trap of a garden. The kitchen includes a dishwasher, fridge, microwave, double oven and hob amongst the normal fittings. The garden has a table and chairs for your use, as well as a swing chair. In the garage room you can find a barbecue as well as cushions for the chairs, but please return all items exactly as you found them for future guests. We also ask that you clean the barbecue and it's grill before you check out. There is also a deep freezer in the garage room. The freezer is not kept on permanently. If you would like to use it just switch it on at the wall, but please empty it and turn it off at the wall before you check out (please leave the lid open before you go). Note as at January 2022 - Currently there is no washing machine or tumble dryer, but these are appliances that we hope to add in the near future. We have recently installed a new heating system throughout the house. The house has its own drive and can easily fit 2 vehicles. Off-street parking outside the house is free. I'm so pleased that you will be staying in our family holiday home. Despite my not being there in person please do feel free to reach out any time during your stay. I will always be available by phone or through the AirBnB inbox if you need anything at all. At the moment we are happy to provide pillows and duvets with pillow protectors and mattress protectors, but we ask that everyone bring their own linens (duvet covers, sheets and pillow cases) as well as their own bath towels. If guests would like us to provide linen or towels additional cleaning fees will apply and will be added to your charges once communicated with us: Bedding Set includes duvet cover, fitted sheet and 1 pillow case King £11.00 each set Single £10.00 each set Bath Towels £4.00 each We will provide hand towels, tea towels, dish cloths and a bath mat. There is no additional charge for these.
