Self-contained house in secluded & exclusive development, private garden, behind stately facade. Modern efficient home; two double bedrooms, bathroom & ensuite; 3rd WC. Full kitchen w/oven, fridge/freezer, washing machine and dishwasher. Sitting room, separate dinning area. Super fast fibre WiFi The lounge and dining areas can be used separately or joined as one large room. Both benefit from a home cinema system with projector and surround sound. don't forget to bring your favourite DVD's. There’s also super fast WiFi and a TV. We provide tea, coffee, sugar, milk, bread, jam, non-diary spread, olive oil, salt and pepper. There is also shampoo, conditioner, shower gel and soap for you to use; and a hairdryer. We have a washing machine combined with tumble dryer and provide we clothes washing liquid and washing up liquid, kitchen roll, cling film and foil. There is a small table and two chairs for use on the small patio area outside. Whole house Although we could be located some distance away we have support close enough to help should there be an emergency. Just off Kenilworth Road, The Gardens are secluded and quiet, the neighbours are a mixture of office workers and retired people. The area is not effected by the main road and is generally very quiet. Close enough to walk to the many restaurants, shops and department stores and within a few minutes drive to Sainsburys, Tesco, Asda and Debenhams. Leamington is an ideal location to travel from. you can walk to the town centre in 10 minutes and the station is just 10 minutes away with fast trains to London, Birmingham and further afield. The bus stop is on the main road in front of the main building and there are regular buses to Leamington, Warwick, Kenilworth and Coventry is a secure, allocated parking space directly in front of the property. By car it takes just 23 minutes to drive to Stratford-upon-Avon, birthplace of Shakespeare and home to the Royal Shakespeare theatre, 45 minutes to Birmingham, 55 minutes to Worcester and 55 minutes to Oxford Warwick Castle is less than 15 minutes by car. Stoneleigh Event is less than 10 minutes from the house NEC is about 35-40 mins drive or 25 mins on the train. Leamington shopping park (15 mins drive) features, Debenhams, Sainsburys, Next, Boots, Momas & Papas, T K Maxx, Halfords and many more There is parking for one vehicle immediately in front of the house with no time restriction and a permit is provided. additional vehicles can be parked within 2 minutes of the property. Please note: due to the increase in electric cars we now need to charge for excess electricity used at the property. We assume a general consumption level of 6kW per day +/-10%. Anything over this amount will be charged after you stay at a rate of £0.30p per kW.
