La Provinciale is a beautiful, detached self-catering holiday home with a private alarmed swimming pool and stunning valley views below. This holiday house is set in a small hamlet set on top of a hill, with an ancient church just behind the property. The property is set over 3 levels and offers great holiday accommodation for a large group of friends or 2 or 3 families. The attic rooms offer flexible space and are perfect for accommodating several children together. The house and facilities are exclusive to you during your stay. A spacious and family orientated house with stunning panoramic views across the quiet countryside. Please note that the barn and pigeonnier are not used. Sleeping up to 10 adults over 5 bedrooms. Extra sleeping space for up to 3 additional children can be provided within an open plan area with a single bed and a double futon, this is charged as an extra £50 per person per week. 1 cot and 1 highchair. Bedrooms Ground floor: Master bedroom 1: Super-king four-poster bed, built-in wardrobes, chest of drawers, dual aspect windows overlooking garden and countryside beyond, en-suite shower room with, sink, wc and bidet Bedroom 2: Double room with feature oak beams, built-in wardrobe, window overlooking side entrance, down the corridor from the family shower room. Bedroom 3: Double bed, built-in wardrobe, dressing table, room fan and window overlooking garden & countryside views, en-suite shower room with sink and wc. Upper floor – Attic Conversion Bedroom 4: Double bed, feature oak beams, 2 skylight windows, room fan, hanging space for clothes and chest of drawers Bedroom 5: Twin room with 2 single beds, skylight and room fan Additional space: Sleeping up to 10 adults over 5 bedrooms. Extra sleeping space for up to 3 additional children can be provided within an open plan area with a single bed and a double futon, this is charged as an extra £88 per person per week. A small selection of children’s toys has been thoughtfully provided by the owner so you don’t have to cram all yours into a suitcase. Kitchen (ground floor): Family kitchen with a table and 6 chairs set on the ground floor opposite the family shower room. Single oven, halogen hob, 2 fridges, freezer, microwave, wine cooler, cafetiere, Nespresso machine and a bread maker. New Dishwasher for the 2022 season. There is a raised covered terrace and BBQ area with table and chairs just outside the kitchen with great views over the valley. Utility area (lower ground floor): Laundry room with washing machine, tumble dryer, iron/ironing board and washing line, set on the lower ground floor. Living Room (lower ground floor): The large sitting room is set over two levels and has a lounge area with sofa’s, TV with British Freeview Satellite Channels, DVD Player and free WiFi with a smaller, more formal seating area focussed around a feature open fireplace opening onto a 2nd terrace overlooking the garden and valley beyond. Outside: Beautiful large gardens that run right up to the vines with stunning views all around. Raised fish pond. Table tennis and a football goal. Enjoy breakfast on the patio overlooking the fields and views or take lunch under the shady, covered veranda. BBQ, outside table and chair sets. Pool: The large private pool measures 10m x 5m, the shallow end is 0.8m deep and gradually slopes to approximately 2.15m. The pool is protected by an alarm, it is not fenced. Walk-in Roman steps gently ease into the pool at one end and is surrounded by a terrace with sun loungers and parasols. Cleaning/towels/linen: Bed linen, bath towels and pool towels are included in the price. If you request a cot, please provide your own cot bedding/linen. Heating: Electric heaters are installed throughout the house and there is an open fire in the living room. Private cook: Private catering and “meal drop off service” can be booked through Viv at Cafe Society 7. Local Amenities: Nearest Boulangerie – Castlesagrat 10 minutes drive, 6.5km Local markets in nearly all nearby villages and towns Supermarkets – Valence D’Agen 21km Parc Wallibi Agen, it's great for the kids 42km Tree Canopy, accrobranche, climbing and other activities, Cahors, Capture Brilliant day out and difficulty levels for all ages 58km Marche Gourmande – Evening food markets and entertainment Cycle hire available at Moissac 15km There will be a welcome pack waiting for you so you will be sure of some basics, milk, tea, bread, eggs, cheese, ham and a bottle of wine etc. There are supermarkets and a fabulous farmers market on Saturday & Sunday in Moissac until 12.30 pm. We recommend buying the minimum and go to the market at Valence on Tuesday. Where to shop: Moissac 15km: Farmers market Saturday and Sunday morning. Leclerc every weekday 9 am- 8 pm, Sunday till 12.30 pm. (on way out of Moissac towards motorway) Other supermarkets are also in Moissac. Lauzerte 15km: Intermarche Sunday 09:00 – 12:30 weekdays 09:00 – 12:30 & 15:00 – 19:30 Toulouse Blagnac 90km: Huge commercial centre outside the airport (closed Sundays). Valence d’Agen 17km: Tuesday morning fabulous market. Casino and Lidl (not open Sunday) ----- Included in the price: Bed linen, bath towels and pool towels. Bookings of two weeks or more a supply of linen and towels are offered. Additional charges: Heating is charged as an extra based on consumption outside of peak season. Extra sleeping space for up to 3 additional children can be provided within an open plan area with a single bed and a double futon, this is charged as an extra £88 per person per week. Dog friendly: A maximum of 2 dogs are considered on request at a charge of £60 each per booking plus an additional security bond of £250. The pool is open from early April until early November.
