Paddock View - Self contained Annexe in Alderholt
Paddock View is a modern well equipped self-catering holiday-let, in a quiet village location overlooking fields. It is attached to the owners property, with a private entrance, enclosed garden and astro turfed balcony area. It’s perfect for exploring the New Forest or trips to the coast. It has one en-suite bedroom (2 singles or 1 super king bed). It offers comfortable living space and is a great place to relax and unwind. Your parking space is right outside your door. There’s a large leather electric powered reclining sofa in the lounge. The television has freeview channels, also satellite with basic Sky channels. Wi-Fi is available for light use. The lounge/kitchen/dining area flooring is laminate tiles. The kitchen is equipped to a high standard with oven, hob, fridge with ice box, microwave, plenty of crockery, pans and baking sheets. Soap, washing up liquid, kitchen roll and tea towels are provided. There will be a selection of individually wrapped tea, coffee and sugar available. I will also leave a pint of semi-skimmed milk in the fridge ready for your cuppa on arrival! There is also a Nespresso Vertuo Plus coffee machine with a selection of capsules for your enjoyment. The bedroom is carpeted and has a super king bed which can be converted into two single beds on request. The bed will be made up for you and all towels and linen are provided. There is a wardrobe, chest of drawers, bedside cabinets and an additional television. The bathroom has a large walk in shower, soaps and shower gels, toilet, wash basin, shaving point, heated towel rail, bath mat, bath robes and loo roll. The flooring is cushioned vinyl. A shower stool is available on request. In the entrance hall there’s plenty of room for storage of bikes, luggage, coats, shoes etc.. For longer stays there’s shared use of a washing machine and a tumble dryer in the utility room. You have your own private enclosed grassed garden, with reclining chairs, bench seat, BBQ during warmer months and a rotary clothes line with pegs. Just outside of the large patio doors is a balcony area with table and chairs for alfresco dining. There is also an awning for those warm sunny days when you are after a bit of shade! The property benefits from underfloor heating throughout. You will have wonderful views across the fields. Keep an eye out for the deer which can often be seen in the fields moving about in search of food and grazing. CHILDREN Please be aware that Paddock View is not really suitable for very young children. We are unable to provide any equipment for infants. PET INFORMATION We allow one small well behaved dog but only by prior arrangement. We would be very grateful if you could check with us before making a booking. Dogs cannot be left alone in the property. The accommodation is all on one floor, there is a little step over the threshold into the property. There is also a small step over the patio door framework to exit onto the balcony. There are two steps down to the grassed area with a grab rail on the wall. Covid 19 - We can assure you that our cleaning regime is of a very high standard. We have a fogging machine which ensures that the whole property has been thoroughly disinfected. This is used in addition to all the thorough cleaning that is also done by hand. All towels and bedding are washed at 60c and Dettol cleaning wash is used in the final wash. Check-in is contactless. We do try to meet our guests during their stay or at least interact via Airbnb messaging. We do provide phone numbers should you need help with anything during your stay. In a village location. Alderholt has a pub, the Churchill Arms and a Co-Op convenience store within walking distance. There is a garden centre (Wolvercroft) with a cafe, this is a short walk from Paddock View along a footpath. There is a Thai takeaway Weds to Sat 4-8pm and a mobile fish and chip van on Friday and Wednesday evenings. We have a community cafe which opens Monday to Wednesday 9.30 to 1.30, serving drinks and snacks including homemade cakes and bacon sandwiches! There is walking in the woods in the village and a recreation ground which allows dogs. There are miles of tracks for walking in the Ringwood Forest at Drove End which is about a mile out of the village. The New Forest is nearby. Paddock View is in a village location and does not benefit from public transport. There is a regular bus service to Bournemouth and Salisbury from Fordingbridge. When booking please let me know if you would like the bedroom set up with two single beds instead of one super king. To avoid any unnecessary wastage please let me know if you do not want me to leave any semi-skimmed milk in your fridge ready for your arrival. I’m happy to leave an alternative (i.e. soya) on request. I can also provide a shower stool if you need one.
