Country Cottage with Sauna

Feel right at home in this 2-bedroom cottage with enough space to enjoy a quite evening watching a movie or enjoy some time in the full spacious kitchen, whipping up a great meal to be enjoyed in the separate dining area. If you don’t feel like cooking inside, then you can enjoy the outdoors while using the outdoor grill. There is also a cedar sauna that holds up to 4 comfortably for your relaxation. Take a walk and explore our grounds year round. We are walking distance to the Pines dinner, minutes away from Phoenicia and about 25 minutes away from the famous town of Woodstock, where you can find fine dining, shopping and some amazing art displays. We are about 25 minutes away from Hunter Mountain and Bellearye Mountain ski resorts. We have a bit of everything for varying taste and interest, depending on the time of year, there is always something different to do. - Shared large Lawn - Outdoor Furniture - Fire Pit - Gardens - Cedar barrel Sauna (shared with the other 2 houses and guest) - Grill - Spacious modern full kitchen and bathroom - Smart TV/DVD - Washer/Dryer - Landline with domestic long distance - Pet Friendly This is a private house not shared by any one, there is a separate driveway as well. There are 2 other properties which share the yard and the cedar barrel sauna. Our WiFi is through spectrum and very strong we have had many guest work remotely on multiple devices with NO issues. Please note this home is located in the country with lots of animals and insects, so please be aware that there may be insects getting into the house and there may be ticks and other insects in the yard, so please be mindful and check yourself after returning from the outdoors. We do have a pest control company which actively comes out and sprays the yard along with the inside and around the house. In the rare case of a power outage we do have flash lights and candles available. Do not hesitate to reach out to me with any questions or concerns. The cottage is set in a small and quiet neighborhood with year round residents, so please respect their peace and privacy. You will need to have a vehicle since there is no mass transit nearby. Or you can all an Uber for short trips in and around town and back. Please note we do have a pet fee of $50 per pet under 50 lbs, advise how many along with type and weight. Pets are not allowed on beds nor furniture, any signs of pet hair as such will be assessed additional cleaning fee. Also any furniture that are moved around and not placed back to original location, will be assessed additional fee. Our check out time is at 11 am any late check out will be assessed $100 fee per hour, as our cleaning staff are on a tight time schedule. They need the allotted time to deep clean and sanitize for the next guest. However if it is discussed and approved before hand with the host there will be no additional fee. The Abeni Cottage is one of 3 properties on our 7-acre property grounds, which you are free to explore and enjoy year round in any season. If you have a larger group and would like to book our main house which can sleep up to 8 and our guest house which can sleep up to 4, please do not hesitate to reach out to us. We ask that you not leave food outside or on the grill as we do have very curious animal neighbors. Also note the yard is not fenced in so ALL pets should be on a lease or supervised at all times carefully. The yard is huge but also shared and there are many people including some of staff who are afraid of dogs. Also we do have some wild life that may harm your beloved pets (this has never ever happened, but we like to air on the side of caution) Please be respectful of other guest sharing the grounds and sauna. PLEASE NOTE Our water comes from an underground well which is filtered on several levels, at times there may be a funky smell due to the sulphate levels which we can only control so much. The water is safe for drinking, cooking and bathing. If you are not comfortable with drinking the water please bring your own.
