Oak-beamed Sussex barn, self-contained & private
An oak-beamed Sussex barn, converted into a beautifully warm, bright and clean guest house. Set in the Sussex countryside, far away from any traffic in a small rural enclave in the South Downs National Park, close to the village of Henfield, 8 miles from Brighton, 12 from Horsham. Separate entrance and parking from main house. Kingsize bed, sofa, large desk and chair, farmhouse kitchen table, fridge, kettle, toaster, microwave with grill. Bathroom with shower. Underfloor heating. Wifi. TV. Private dedicated parking space. There is also a patio area with a table and chairs for guests. Our garden is private but guests are free to use our field, opposite our house, to picnic in and take in the views. The field is an idyllic spot with uninterrupted panoramic views of the South Downs from East to West. Sometimes the field has sheep grazing, with hundreds of lambs in the spring. There is very little traffic but you may hear owls hooting at night if you open the windows. We are surrounded by wildlife including deer, badgers, foxes and local farms with cows and sheep. It is very dark at night round here, there are no street lights so it's perfect for stargazing. Guests have use of a patio area with table and chairs but the rest of our garden is private. We also have a picnic table in our field which guests may use. There is separate parking for the barn and access via a five-bar gate to the main doors. The barn is completely separate from our house and guests may come and go as they please. We live in the house 60 metres from the barn and are available every day to answer queries either in person, email, text or phone. We know that our guests value their privacy so you may not see us unless you want to come and have a chat, which we are very happy to do. We also have two very friendly Labradors - Poppy and Daisy - who you might see, but they will only be interested in you if you offer them food - but we urge you not to feed them as they are already very well fed, although they pretend to be starved of food and affection! They are very friendly and great actors. We live in a tranquil enclave within the South Downs National Park. Guests have access to a private field with picnic bench and firepit, with the most stunning views of the South Downs towards Chanctonbury Ring, Devils Dyke and Truleigh Hill. We are adjacent to Woods Mill, a wildlife reserve managed by Sussex Wildlife Trust. You can walk to various pubs in villages close to us but you'll need to use footpaths and bridleways and we recommend wellington/walking boots. You'll probably need a car to reach us. The nearest bus stop (Horsham to Brighton - No.17 bus) is one km away. From our house you can walk on some beautiful bridleways and footpaths to one of the best country pubs in the UK - the Shepherd and Dog in Fulking, just by the South Downs Way. We are less than 2 miles from Henfield with a range of pubs and shops. Brighton is 9 miles away, on the other side of the South Downs, so although reasonably close by you probably wouldn't realise it as the South Downs creates a buffer. We can provide advice on great walking routes. We are 13 miles south of Horsham. Our nearest train station is Hassocks (London to Brighton) is 7 miles away. Taxis are available, using South Downs Cars or Henfield Village Cars. There is a 4K super high-definition wide screen TV that is only connected through the internet, so you can access online services including BBC iPlayer, ITV Hub, Netflix etc. There is also a blu-ray DVD player and a very wide selection of films for guests to use. Please note: We do not allow the barn to be used for parties. It's for 2-3 guests only, and the use of the field is only for the guests of our barn, not for additional guests to camp in.
