A clean cosy modern apartment , bright and tastefully decorated , without cluttering and very practical with all that you need. Perfect for thé Studio Tour and trips to London as we are only 5 minutes drive from the Harry Potter Studios and Watford Junction with easy bus links. With Free parking, its a great place if you are working in the area ! We accommodates to single travellers, couples, families and friends. A self service Breakfast is provided (pastries, cereals, toasts, tea & coffee) It’s a bright and stylish entire first floor apartment fully renovated and newly carpeted ( no shoes allowed ) Its a great place for a work trip , a relaxing getaway , a visit to London or the Warner Brothers Studios for which the place has been decorated with artworks from the books to give you a immersive experience along side your tour. It’s also great if you are working at Leavesden Studios or anywhere in the area with easy access to motorways ! We also welcome anyone needing to self isolate. It offers one double bedroom with a king size bed , a living room/dining room , a kitchen , bathroom with bathtub. We can prepare 2 more beds in the Living Room if needed. Breakfast is self service and we will provide pastries & loaf of bread as well as cereal , porridge , butter , jams , milk ( plant based and dairy ) coffee and tea. There is a Smart TV , which allows you to play Netflix or other streaming platforms , or casting from your own device. You can use the kitchen , equipped with a microwave , kettle , toaster , stove , fridge/freezer. Pots plates and cutlery are available. We provide you our favourite local take away fliers for home deliveries. Our Flat is baby friendly with the following amenities on request : Stair gate , Bouncer , High Chair , Bath , Cot , Changing Mat and bottle steriliser. Parking is free on the bays outside the flat, off , side of the main road , you can use any space once you have passed the Shell/Waitrose. Please note : if you need 2 separate beds made for 2 people please book it as for 3 guests and I will prepare the king size bed and a single bed in the living room, the same if you need 3 separate beds for 3 people please book for 4 and I will make a sofa bed and single bed in the living room. The flat has its own front door and own access. You will have your own keys and can come and go as you please. Early Check-in ( from 1pm ) can be possible with a single fee of £20 Late Check-out will be charged at 20£ per hour past 10.00am. Please contact us in both cases. Please note : The Warner Brother Studio Tour offers free Cloakroom ( suitcases included ) We will be happy to meet and greet you if we are present. If not present the key will be left for you in a Lockbox. We live in the flat underneath so are available if needed. I worked at the Harry Potter Studio and can give you tips about your visit to the Studio Tour , as well as Watford and surrounding areas. We are 5 minutes drive from the Warner Brother Studio Tour or the WB Leavesden Studios which is a Fabulous day out ! We are 5 minutes drive from Watford Junction and you can reach central London in 18 Minutes from there. We are 10 minutes from Watford Town Center INTU where you can do lots of shopping , bowling and IMAX Cinema. We are also 5 minutes drive from a Hollywood Bowl and Vue Cinema and restaurants. We have a lovely park in Cassiobury , also within 10 minutes drive. Our house is easy to access when you get off the M1 or M25 We have large shopping center near our home ( Little Waitrose , Sainsbury , Asda ) and have a Pizza Hut very near. I would recommend to take an Uber/Taxi over a Bus as you ll be dropped outside our home for a small fee ( under 8£) If you take a bus from Watford Junction you can stop at North Watford Library. Driving and access by car is easy as well , we are a few houses up from the Shell/Waitrose station. There are plenty of bays where you can park alongside the main road. . No Parties • Quiet hours from 10 pm week / 11 pm weekend ( Friday Saturday ) we live underneath and sound TRAVELS. • No Visitors allowed , only the guests that have booked have access to the space. Our Ring doorbell will show us if this isn’t followed and we will hold on to the deposit if this is not respected. • No Shoes beyond the entrance as it’s a newly carpeted flat ( slippers are available ) • No smoking/vaping in the Apartment. •We request no meat to be cooked in the kitchen but Microwaved meals and Take Aways/ Deliveries are allowed. •There is a washer/dryer but we request a 5£ participation per wash load , please leave it on the counter, thank you •When booked for 2 guests we assume you are sharing the king size bed , if you want 2 separate beds we can accommodate but we will need to book as if for 3 guests and I will prepare the king size bed and a single bed in the living room, the same if you need 3 separate beds for 3 people please book for 4 and I will make a sofa bed and single bed in the living room. PLEASE NOTE : -If you want to rent our space as a photo shoot or film location you will need to contact us explaining exactly what it is that you do and we will assess your proposal. -We reserve the right to to come up in extreme cases , if we hear ongoing loud party-like noises and/or suspect that the guests aren’t following the house rules
