Under New Management! Same great place, and only getting better! Completely private super sized 2 bedroom duplex loft in a unique converted historic building. Every room is filled with an abundance of natural sunlight, and very cozy. Great location for traveling anywhere you want to go! Private parking for up to 3 cars right in front of your loft. 3 PM CHECK IN/11 AM CHECK OUT (More details in "other things to note") Completely private super sized 2 bedroom duplex loft in a unique converted historic building. Every room is filled with an abundance of natural sunlight, and very cozy. The loft is also located in a great location for traveling anywhere you want to go! 12 foot ceilings flooded with natural sunlight make this a great place for inspiration, and comfort. -The entire place is yours to use! It is not a share. The loft is located in a larger building with many other lofts/neighbors. -3 private, secure, video monitored parking spaces right outside of your loft's widows. -Full kitchen with everything that you would need to cook any basic meals. Pots, Pans, plates, silverware, measuring cups, and all that good stuff. -Basic 12 cup coffee maker with coffee, tea, and sugar provided. -Washer, and Dryer in the unit with detergent provided. We're not at the property when you're staying so we leave you with everything to make it on your own very comfortably, just like being at your own house:) Sorry we can't bring extra towels to you etc like a hotel since we are not local. We can be there for emergencies only. Everything you would ever need, or want to do is right outside the door! This is a great little town to check out. Take a walk down Main St. to check out the stores, and cross the river to an enormous Antique shop. Or check out a local band at Tom's bar that you can still smoke in. How about a short drive through rolling farmland to Valley Forge National Park for a summer jog, or the best sledding ever in the winter? There's shopping at the King of Prussia mall which is the largest mall in the United States, gambling, snowboarding, hiking, kayaking, and more! Whatever you like to do it's all possible here, and only 40 minutes to Philadelphia. Located 1 minute from the Ben Franklin Highway aka route 422. Travel anywhere easy! GPS the Wawa in Royersford, PA 19468 for an approximate location. There is public transportation a block away, but I highly recommend renting a car if really want to explore the area the right way. If you didn't know I host 3 other places in this same building that might interest you! Please check my profile to see them. This also means I have my hands full when communicating on this site, as well as several other rental sites, so please stick to the Airbnb platform for any communication needs. It can get really confusing, and I might lose something if you start calling, or texting my phone number. Feel free to call in an emergency. -The loft is on the ground floor, but there are stairs to the 2nd floor where the bedrooms are located. -I have created a specialized "House Manual" that you will find on the counter upon arrival. It is packed with some fun, and useful information, suggestions, and tips! Food!...All that. -Here are a few policies that should be noted: -CHECK IN PROCEDURE Sorry no early check ins, and no dropping off bags early. Anytime from 3pm on is ok to check in. Feel free to check in at 3am. Whenever you desire, just as long as it's 3pm, or later:) I will send you the lockbox instructions the day before you arrive. Please realize that there is most likely another guest checking out the day of your arrival. They possibly paid the $20 fee to sleep in, and we all want to respect that. This means early check ins are not possible. We really need this time to get the place 100% spotless, and ready for you, and we never know what we are up against. Unfortunately there is no waiting area, therefor you can not drop off your bags early. Sorry, but they will be in the way of the cleaners. Also to be honest it's just been a problem in the past. Sorry, but we can not accommodate this. Please make travel arrangements geared around a 3pm arrival. -CHECK OUT PROCEDURE -Sorry, but 11 AM sharp. A Lot of schedules are arranged around this process, and I use a cleaning service that expects timeliness. They are on the clock at that time since I booked them for that time, for your stay:) -12 PM checkout available for a $20 fee payable via Airbnb, or taken from the security deposit. Please pay at the time of your request. *If the cleaning company has to wait up to 20 minutes to get in the unit, unfortunately the $20 fee will be applied. Please let me know 24 hrs minimum if possible. -Please leave both sets of the keys on the counter so the cleaner can easily find them.. You don’t have to worry about the lockbox again:) All you need to do is lock the handle on the door behind you. Any lost/found items are held for a few weeks. *FYI please also see “Lost keys” charges under the house rules to avoid any fees. -TRIPLE CHECK! Please do not forget your stuff. I have to charge $25+ shipping for shipping your items back to you. -Please do not leave an entire dinner party worth of dirty dishes;) -Turn off all the lights, and close any windows. -Leave the thermostat at 72 degrees heat/AC when you leave. (winter/summer) -Don’t worry about any laundry, the cleaners will take care of this. -If need be TRASH may be disposed of in the dumpster at the end of the parking lot, but not necessary. Please do if it stinks since the next guest will not appreciate the funky smell. Especially if you were cooking a lot with raw foods:)
