All Breakfast items provided. Mezzanine sleeping deck for teenager. Not suitable for children under 12 yrs. A great location! WELCOME! You've found The 'Suites at Napps Farm'. A Victorian former farmhouse. This rural retreat is an absolute gem. Please note: Reservations made for 2 people are for one en-suite bedroom with an upstairs sitting room and breakfast room/workspace. This property is not suitable for infants or children under 12 yrs. If you wish to book two bedrooms, please refer to the 'additional charges section' or enquire before you make an 'instant book'! Both bedrooms have heavenly beds and their own en-suite/private bathroom with under floor heating. The FOUR POSTER room has a walk-in 'rain' shower w.c. & bidet. The WHITE BEDROOM has a beautiful antique roll top bath (with hand shower) and antique Victorian w.c. seat! The Reception rooms include an upstairs studio sitting room, with Juliette balcony, overlooks the pond with lovely views. There is an additional mezzanine raised lounging area (with a single sleeping deck for a teenager - on request) n.b. there is no fitted child-safety gate for this area. Smart t.v, Netflix, i-player, etc. Hi speed internet. Please help yourself to complimentary Nespresso, tea, etc. Juice & fresh milk in the hospitality fridge. Extra fridge space is available for guests' exclusive use. Lovely comfy and cosy seating space with magazines to browse. All produce for Guests' continental breakfasts will be supplied. Fresh pastries, yogurts, fresh fruits and juices. Refreshments including tea, coffee, milk, juice are supplied for the duration of the stay. Please Note: There are no self catering facilities for food preparation. A microwave oven (on request) and toaster is available for snacks and to heat a 'ready made' meal. Emphasis is on relaxation and for our guests to have a rest away from daily chores! All washing up of dirty dishes are taken away remotely to a dishwasher and replaced. There are good local places to eat and take-away service with deliveries to Napps Farm should guests choose to 'dine in'. The dining area also doubles as a good quiet area to work, or hold a private meeting, should guests wish. The accommodation is self-contained. The whole space is yours to enjoy in a beautiful, truly peaceful setting of well maintained grounds. Napps Farm is a peaceful & relaxing retreat approached by a private road on the outskirts of the village. From the moment you arrive you will have a key to your own private entrance, to come and go as you wish. for the duration of your stay There is a large gravelled parking area with level and easy access to your door. Sally and Rodney are available and live on site. Please note: there are no self-catering facilities (no microwave) or opportunity for food preparation. The 4 acre parkland setting at Napps Farm is for guests to relax in, enjoy and explore but because of the large pond, this property is not suitable for children under the age of 12. 5 mins to the M20/M26 junction at Wrotham Heath 5 minutes to the nearest mainline station 5 minutes to shops, cafes, cash-points, chemist, garages, GP surgery, post office, etc. 5 miles to Kings Hill and West Malling 7 miles to both Sevenoaks and Tonbridge. 15 miles to Bluewater. The Channel Tunnel is 50 mins via the M20 Easy reach of Ightham Mote, Riverhill Himalayan Gardens and Knowle. Just across the fields to Comp Gardens. Within 45 mins you can visit Hever, Penshurst, Chiddingstone, Lullingstone, Chartwell, Scotney Castle and Leeds Castle. Two local pubs nearby The property is located on the 'Weald Way' Adjoining 2,000 acres of one of Kent's 'best kept secrets' - Mereworth & Hurst Woods Bridleways, footpaths with full public access just a step away Bicycle storage and wash down area available . 2 miles to mainline station Borough Green & Wrotham (Victoria 50 mins) 7 miles to mainline station Sevenoaks (London Bridge 25 mins) 1. In line with the 'Safe to Stay' protocol, the calendar will be blocked both before and after your visit to ensure a 48 hour break between guests' stays. This will enable a total airing of the property and a meticulous whole day of cleaning. We are all working together to keep everyone safe. 2. Guests should note that there is a large pond at the property. 3. There are steps with a change of levels within the accommodation. 4. The stairs to the upstairs sitting room has a handrail but no child safety gate either at the top or bottom. 5. The furnishings, artwork and artefacts (together with the criteria mentioned previously in notes 2 - 4) mean that Napps Farm is not suitable for infants or children under the age of 12 years. 6. Three cats live at Napps farm; they are very polite and well behaved. (Please let the owners know if you have an allergy or are uncomfortable with cats) They live in a separate area of the property; they are not permitted in the guest accommodation.
