Rutland Barn @The Old Noel Arms
The Barn has 1 double bedroom and 1 twin mezzanine through-room, both accessed by an open-ended metal spiral staircase, plus a sofabed downstairs. It is cosy but airy, with a log burner, 2 TVs, DVD, central heating, its own kitchen (small fridge, 2 hobs, microwave, counter-top halogen cooker), lovely sitting room and luxury loo/shower room. Parking for up to 2 cars. We like bookings of 2 nights or more, but single midweek night bookings considered! Not IDEAL for toddlers because of stairs. This village is on top of a hill overlooking a stunning valley and Rutland Water. Great walks start right outside the door, and there is easy access to the towns of Oakham, Uppingham, Stamford and the cities of Leicester and Peterborough along the nearby A47. Incredibly quiet and restful, our emphasis is on guests feeling pampered but private. Various forms of food can be provided on request, but there is a fully equipped kitchen for the guests sole use also. The gas log burner is wonderful and can be backed-up by the underfloor heating. The property is newly painted and decorated, we have tried to think of everything to make your stay with us restful, comfortable and convenient. The Barn is on our gravel drive, the other side of the garden wall from our own home. We are therefore at the guests' beck and call if necessary, although there is no feeling of being "watched" while you are renting the space! You can make it your home from home. A continental breakfast/goodie basket is included in the rental price and other food/drinks can be provided on request at cost price. There is a hob, microwave and halogen cooker in the kitchen, plus fridge with extra ice compartment. A table and up to 5 chairs fits well into the kitchen so The Barn can be comfortably used for considerable lengths of time. The village is on a no-through road, so is incredible quiet, ancient and extremely beautiful! There are wide open spaces, a football pitch, rugby posts, playground and great walks under huge skies! No pub or shop, sadly, but many of both in nearby Uppingham and Oakham, and a 17th Century inn serving great food in the next village. The nearest train station is at Oakham, with links to Birmingham, Peterborough, Cambridge, Leicester and beyond. Stanstead, East Midlands and Birmingham airports are all within striking distance. The A47 is approximately 1.5miles away, and the road (signposted Ayston) leads to us from the intersection at Uppingham. The A1 is 20 minutes away, with easy access North and South at the junction with the A47. The bedrooms are above the kitchen and sitting room, and accessed by a spiral staircase. This could be tricky for anyone not confident on such stairs, but we have not had any problems as yet, and we have hosted guests aged from 6 months to 80 years so far! A travel cot and table-attached high-chair are available, plus ironing board and iron. All towels, linen and useful toiletries are included. The double room is reached THROUGH the twin room, so we tend to encourage guests who are families or good friends as the upstairs space does feel "shared" if taken by more than a couple in the lovely double room. The sofa is a full double sofa bed if guests would prefer to sleep on the ground floor. The shower room located off the kitchen and comprises a sink, loo and walk-in power shower.
