The stable flat is a private one bedroom apartment decorated in a light modern style yet retaining some of the natural brick features of its origins. It is part of a stable yard that is no longer in use. It sits in a property of about 3 acres and guests are welcome to enjoy the paddocks, picturesque garden and small patch of woodland that form part of the property. Dogs love staying here. There is easy access to Brighton, Hickstead, Gatwick and Nymans gardens and many local walks. The Stable Flat has it's own entrance off Colwood Lane. It has spacious car parking for two cars and a patio garden. It also has the vacant stabling block and riding school and paddocks, so that the overall impression is of spaciousness. We are crating a raised bed vegetable garden on the riding arena. The property is all electric and hence does not need a carbon monoxide detector. It has a separate bathroom with a bath with a shower over it. The aspect is rural with quiet country lanes, many trees and much bird and other animal life. However it is close to major transport links and it's convenience for most of mid-Sussex. Guests have sole use of the whole flat. It is accessed via its own private drive. Guests also have access to the paddocks and small wood adjoining the stable yard. Dogs are welcome to explore the grounds on a lead. The Stable Flat is separated from the house by a paddock and it enjoys it's own separate entrance and key safe. This means that guests can enjoy as much privacy as they would like. You may sometimes see us working in the vegetable garden but we will always respect your privacy. However, for those wanting greater contact , Philip and Zillah are usually available and happy to answer any questions. We are in an Area of Outstanding Natural Beauty and on the High Weald landscape trail. There are many local footpaths and opportunities for pleasant walks. We are at the top of a hill, giving lovely views from Jeremy's Lane. Attractive local drinking and dining opportunities are offered by the Bolney Stage which is less than a mile from the property or the Half Moon or Eight Bells which are within 2 miles. Similarly close is the Bolney Estate Vineyard which offers tours and wine tastings in addition to its restaurant and bar. All are dog friendly. We are close to Nymans, Borde Hill, High Beeches, Leonardslee, Sheffield Park and Wakehurst gardens. It is only 4 miles to Hickstead show ground. A car is essential. The property is particularly well placed for getting around Sussex as it is within minutes of both the A23/M23 and the A272 axial roads. This means that Gatwick to the North and the outskirts of Brighton to the south can be reached in under 15 minutes. More locally, the towns of Haywards Heath, Horsham, Crawley, Burgess Hill and Henfield are all within very easy range. There are loads of lovely walks but you need to be aware that we are on a hill and most local walks will involve some steep hills. It can also be muddy in places. All of the walks involve some lanes. There are few pavements on the lanes - cars, bikes, horses and walkers have to share and watch out for each other. There is information on walks and local amenities in the flat. We have carried out a risk assessment and have enhanced the cleaning schedule in response to Corona virus. All check-ins are now done using the key safe to maintain social distancing.
