French windows give access to two terraces with an outdoor dining area and gas BBQ on one (summer only) and the hot tub on the other. Beamed living room with wood-burning stove and 40 " TV. Underfloor heating. Large substantially-enclosed garden, orchard and paddock. Upstairs, there are two good-sized double bedrooms - one with a large balcony and a super-king bed, the other with a king bed. Third room with two full-sized single beds. Brand-new beds and mattresses throughout. Two large modern bathrooms - one with bath and walk-in shower, the other with a twin steam shower. Wifi. Dry bicycle storage. On prior notice: - one double room can be presented as a twin. - a cot can be provided. - a large sofa bed in the sitting room can be made up for those not wishing to use the stairs (there is a downstairs bathroom). We have lived in this area all our lives and are keen walkers and cyclists. We are always very happy to share local knowledge and to recommend some of the many local walks and cycle circuits, places to eat, attractions etc. Burton Leonard has many lovely local walks and cycle routes accessible from your door. It is also the perfect jumping-off point for exploring the many wonderful sights of Yorkshire. Short drives take you westwards into the stunning Yorkshire Dales NP or east into the North York Moors NP. The World Heritage Site of Fountains Abbey is a few minutes drive away - as is the historic cathedral city of Ripon. The spa town of Harrogate is only about 15 mins drive - as is the historic town of Knaresborough. There is plenty of on site parking. The local bus service is minimal but the property is easily reached by taxi from Ripon or Harrogate. Harrogate Station connects to the East Coast Main Line via York or Leeds. Please note that, in the late summer and autumn, dairy cows spend part of the day in a field adjacent to the paddock. Dogs should be kept under control.
