A 73.74 SqM ground floor flat with entrance hall, comfortable bathroom (4.82*3.53 SqM), appointed kitchen, dishwasher, 4 burner gas hob/oven, granite counter, American size fridge, glass splashbacks & stone floor (4.33*2.44 SqM), entrance hall and dining room (3.37*3.0 SqM) with oak floors, lounge (4.25*3.54 SqM), master queen bedroom w/walk in wardrobe (4.25*3.60 SqM) and secondary bedroom (1.9*3.0 SqM) with plush carpet, and optional air-bed or twin roll away. This is a country idle, an area of relaxation and tranquility, guests are asked to be mindful of the level of noise being made. We provide a garden with table, parasol and barbecue where there is a limited smoking area provided. Please note that this outdoor area is shared by other guests. Guests will have full use of the accommodation. Access is via locked front door. There is an external locked door providing direct access to the accommodation space. There is an office and staff on site (8:00 to 18:00) for check-in and departure. After hours staff is available by phone for technical assistance and emergencies. My wife or I, or a full time resident property caretakers will be available on site to assist. The space is also available on request as a monthly rental inclusive of electricity, heating, broadband internet. For ongoing monthly rental we will require three reference (one being your current employer and a second being previous landlord if applicable). Rented will be subject to a Lodgers (house flat share) agreement at check in. This property is set in 30 acres of private parkland surrounded by 50 acres of ancient woodland situated in the middle of the British "Area of Outstanding Natural Beauty'. It is well known for its beautiful landscape featuring a wide variety of walks, cycling and equestrian areas (supporting both flat and hill walking pursuits). A short 2 mile hike will get you to the top of Gibbet hill with its view across the south downs and North (on a clear day) easy view of London’s tall buildings. The property is situated in the countryside so transport by car, motorcycle or bicycle is advised. The local roads are single lane country tracks with pull periodic bypass areas. Access into the parking area is straight in when driving from north (Bowlhead Green), or 3 point turn when approaching from South (Park Lane). Walking time to nearest bus stop is 15 minutes brisk walk. Walking times to nearest train station is 40 minutes brisk walk. The Witley train station is 2.7 miles (4.3 Kilometres). Parking is available at Witley station, and the trains run every 30 minutes to London (north) or Portsmouth Harbour (south). Journey time from Witley to Waterloo station is 50 minutes. The A3 is 2 miles away. This is a quite countryside location. There are 2 other neighbouring studios therefore quiet courteous guests are appreciated by all and House Rules apply: Have a happy relaxing time but please remember: - please not do bring any pets (we have animals on site); - smoking is only permitted in outdoor designated areas (over 10 meters from doors and windows); - no parties or non-paying guests allowed (without express agreement); - park only in the designated parking bay; - take country walks only on the designated pathways; - keep common areas free and clear of personal of items;
