**FEMALE ONLY**: 15 min bus-ride to Watford; 10 min walk to Leavesden Film/Harry Potter Studios; double bed with a comfortable mattress & mattress topper for extra comfort; wardrobe space & shelving ideal for long-stay guests too; shared kitchen/breakfast room with attached conservatory for shared use. Strictly NO ALCOHOL OR PORK (& other meat); fish/eggs ok, but no food or drinks in the bedrooms. Water/medication ok. Great for personal/business travellers, & families (with kids) You will see from the reviews that all the guests feel comfortable and cosy in the living space during their stay. I have a mix of short-term and long-term guests. For longer-term guests, I will make a provision of use of fridge-freezer, iron etc All food items and drinks need to be kept in the downstairs areas, which will be pointed out to our guests. We do not permit food or drinks in the bedrooms, to maintain the high standards and to avoid any insects or bugs. Please note; we have adopted a kitten who will be 17 weeks at the end of October; Meishka (Russian for Baby Bear) is friendly, calm and lots of fun; he is an indoor cat and stays on the ground floor only and is mostly in our private lounge area, ground floor bedroom (when it's not occupied), and shared conservatory. He doesn't go upstairs at all and you wouldn't even know there was a cat living with us! I'm actually allergic to cat fur, hence why he doesn't sleep upstairs. You'll have access to the shared bathroom (usually one other sharer), shared kitchen/breakfast room and conservatory area to relax in. Off-street parking is available on a first come, first serve basis and no-one has had any problems finding a place to park Most of the time I am available and will try to help you settle into your cosy room if you need it, and I'll answer any questions you have on getting to the nearest shopping centre or tourist location etc. Our neighbourhood has some lovely walks and is located in a safe, quiet area which is well lit. Our road has plenty of off-street parking and also the adjacent roads. No one has had a problem parking There are local buses which go to the mainline Watford Junction Station and our Cosy Home is near the M25 and M1 motorway routes For your stay you will have access to the kitchen to help yourself to coffee or tea and have a bite to eat. We offer our guests 'all-day' breakfast for the first few days of their stay! The conservatory/garden room is also available to relax and have your meals. Please note the following due to COVID: -our co-host is still listed but not active until further notice - we need more notice to prepare, clean and sanitise each cosy space & shared areas for our guests check-ins, that’s why earlier check-ins will be dealt individually -my partner & I are also resident at our cosy home and we have our own en-suite shower room -we continue to host only female guests and have a total of 3 cosy spaces for guests, so you could be sharing the family bathroom with other female guests during your stay.
