The Engine House forms part of a fabulous converted water mill outside the village of Burnham Overy Staithe. The original chimney forms the centrepiece to the house and now houses a cosy wood burning stove. The double height open-plan kitchen, dining and reception room is beautifully light and there are lovely views out of the rear windows onto the river, National Trust land and Burnham Norton church in the distance.The exposed timbers throughout are original to the house and were reclaimed from an old ship. The property boasts two bathrooms, a double and twin bedroom and a cosy galleried snug on the first floor, which looks down onto the main living area. The Engine House provides spacious living accommodation for four people and is a super base from which to explore the North Norfolk coast. It is situated midway between Burnham Market and Burnham Overy Staithe; and for those who enjoy walking, it is possible to walk to either village. Ground Floor: Front door leading to main open plan living area Sitting room area A large, bright comfortable room with a three seater sofa and two armchairs. The main chimney dominates the room and houses the wood burning stove. There is a side board with television and DVD player. Kitchen and dining area The kitchen area is well equipped and spans a back wall to the rear of the property. It is bright and contemporary with a door out to the decking to the rear of the house. There is an integrated electric hob, electric oven below, microwave, and under counter fridge with ice box. There is a good sized dining table and seating for four. Master bedroom Double bed with a wardrobe, chest of drawers and arched window with views over the river. Bathroom Adjacent to the bedroom is a cupboard area which houses the washing machine and tumble dryer and next to this is the bathroom with a bath with electric shower over, WC and wash basin. First Floor: Galleried snug A cosy space with a velux window providing lovely views, open railings to look down on the main living area below. There are two comfy chairs with side tables and reading lamps, a stereo and bookshelf. Twin bedroom A good size room with twin single beds, velux window to the rear of the property, chest of drawers and pegs to hang clothes on. Upstairs bathroom Next door to the twin room is another bathroom with bath, WC and wash basin. Outside: A private decked area to the rear of the house with a bench to sit on and enjoy the view over the river. While the decking is private and fenced to the riverside, it adjoins the adjacent properties; and unsupervised children or pets could make their way round onto the river bank. There is off road parking to the side of the property with marked spaces for two cars.
