A stunning period house with beautifully appointed rooms which wouldn’t look out of place on the pages of Country Living. The unexpectedly large and sophisticated kitchen is a spectacular highlight. White House welcomes up to 2 well behaved dogs with perfect heathland walks from the front door. Rural setting yet only 3 minutes from the well served medieval market town of Diss. An hour from the coast, 45 mins from Norwich and an hour from Cambridge. Ideally situated to explore East Anglia. White House - The largest property of our three here at ‘Waveney Cottages’. Please ensure you also read the House Rules and Other Details with regards to noise control. We do not allow parties at the house. White House is not a suitable for larger groups of adults. From the front you’d think you were looking at a Victorian cottage but in reality it’s a 17th century farmhouse that was renovated to make a large cottage in the 19th century and then we added the impressive kitchen extension in 2018. Enter the house through the front door and you’ll come into the oldest part of the house - a beamed dining area with large farmhouse table and wood burner. The dining area opens up into an incredible architect designed modern kitchen with a vaulted ceiling, a glass wall with bi-folding doors that lead into the garden and hand made cupboards with marble tops. There’s an enormous marble top island which will seat 6 people. This kitchen is a real chef’s dream with a French Godin range oven - 5 gas burners including a hot plate with adjustable wok burner and two electric ovens. There is also an integrated Neff Hide and Slide. Other amenities include an American larder fridge with freezer, a microwave, Smeg toaster and matching kettle. The kitchen has a real stone floor with underfloor heating. Through the bi-folding doors you’ll find a slabbed and gravel patio area with an 8 seater table and chairs for outside dining. To the right is an area of decking with a pergola above. This is where you’ll find the beautiful hot tub. Steps lead from the patio up to the lawn which is surrounded by herbaceous borders. The utility room houses a dishwasher, an 8 kilo washing machine, and a 10 kilo tumble dryer. There’s also a separate WC with hand basin. The large living room is semi-divided into two areas. At the far end you’ll find a cosy seating area with three sofas arranged around the inglenook fireplace which has a wood burner in it. There is a large smart TV too. A double sided book case, bursting with fact and fiction books as well as many books for children, divides the TV area from the ‘library’ where you can recline on the Victorian chaise-longue to read your book or do the crossword. There is a second, smaller, vaulted room which is used as a downstairs bedroom. There’s a king size brass bed and a truckle bed. This room can sleep up to four so it’s perfect as a family room or for those who struggle with stairs. A family bathroom with a white suite comprising of a bath, separate shower cubicle with a large rain shower head, WC and basin can be found at the bottom of the stairs. Climb the stairs and you’ll find three bedrooms. The master bedroom has a super king bed and en-suite with WC, shower and basin. You can store your clothes in the beautiful Victorian linen press. There’s also a clothes rail tucked in by the side of the chimney breast. The window faces south east so you can see some stunning sunrises from the comfort of your snuggly bed. The second bedroom has two single brass beds and a chest of drawers. Bedroom three has a king size brass bed and a truckle day bed. There is also room for a cot. This room could sleep up to five including children so makes another perfect family room. Off road parking for 3 cars. White House is in a rural location with no bus service. Diss town, with 3 major supermarkets, is 4 minutes by car. Diss train station, with a direct line to London Liverpool street, is a 10 minute taxi ride. East Anglia is generally very flat and perfect for cycling. and walking. We will be available to contact by email, message or phone at any time. White House is set on the edge of the tranquil Wortham Ling, a 53 hectare SSSI which is very popular with dog walkers and non dog walkers! With walks from the front door this is a quiet, rural setting and yet it is only a three minute drive from the mediaeval market town of Diss which has three supermarkets, pubs, restaurants and a Friday market. The house is situated in a small cluster of houses with one of our other holiday cottages - Fox Cottage - next door on one side and a family home on the other. For those reason we say that White House is only suitable for those looking for a quiet break. You will need a car to get around. There are many cycle routes and small lanes to explore and certainly no mountains so it’s prefect easy cycling country too. There is off road parking for 2/3 cars. Diss train station, with a main line in to Liverpool Street station, is a 10 minute drive/taxi ride. Norwich is appropriately 12 mins on the train. Liverpool Street is 1hr 45mins. Noise - We do understand that people want to enjoy themselves on holiday. We also have a duty, as part of a small community, to ensure our guests do not do, or allow to be done, anything which may become a nuisance or annoyance to the occupiers of the neighbouring properties. White House is situated in a small cluster of houses with one of our other holiday cottages - Fox Cottage - next door on one side and a family home on the other. For those reason we say that White House is only suitable for those looking for a quiet break. We state no parties. We consider any group number can be a 'party' if they are drunk and causing a disturbance for our neighbours. As part of our noise reduction plan we ask the following - Guests do not play music in the garden. Music played inside the house be kept at a reasonable level and not late at night. The huge glass doors that lead from the kitchen to the garden are not sound proofed so we ask that music is kept to the dining area and sitting room. The hot tub jets are not used after 9.30pm and that the garden is vacated by 10pm. By asking this we can maintain the beautiful still and quietness of the area for our neighbours. We reserve the right to drain the hot tub if we receive complaints about noise. Thank you for your understanding. HOT TUB • Use of the hot tub is offered as a luxury extra at the Property, on the basis that it is used for recreational use only. Although it is always our intention to have the tub in full working order for each set of guests access is not guaranteed, and we will not be liable for any form of compensation or expenses claimed by you in respect of the provision of the hot tub. There may be occasions when, for reasons beyond our control, the tub requires servicing or repair. • The hot tub is drained and re filled between each group of guests. In busy periods that may happen on the day of your arrival and the hot tub may not be at temperature until the evening/ first morning of your stay. Pets We generally say 2 dogs but we don't have a set limit. We would assess your request for more on a one to one basis so please do ask. While we are happy to welcome dogs in the cottage we would respectfully ask that they are not allowed up stairs. We will provide stairgates so please ensure these are used. We also ask that you bring your own clean throws go over the furniture if you wish your dog/dogs to go on the sofas. Please do not leave your dog/dogs unattended in the cottage unless by prior arrangement. Thank you!! No Smoking
