Country house overlooking fields with garden room

Set in beautiful West Sussex but only 17 miles from Guildford, it is world away from a city in lockdown. From the door one can walk for miles without walking along a road. The same is true for cycling and for those who prefer tarmac it is a pretty ride to the Surrey Hills. The house overlooks pasture to the back and fields to the front. There is a large gravel drive, plenty of space to park or have tea in the afternoon sun. A sweeping stone path leads to a secure back garden with a lovely patio with a bench and chairs. There is a fully insulated and glazed garden room with art materials with 2 sets of double doors for a real indoor/outdoor experience and a through breeze on hot days. A canopy shades the room from some of the sunshine and the deck chairs are a great place to relax. There is an uncover bike area, an outside room with clothes drying pulley. This 1930s house has just been decorated and has new appliances, crockery and so on. The house is fully furnished and equipped including artworks and games tables made by the host. This listing is for the whole house, drive and garden. The private drive has double gates should you wish to close them. There is a key safe beside the front door. There is information about how everything works inside the house. There is a good Co-Op in Rudgwick that sells fresh bread and everything you'll need including a post office. It is about 1.5 miles away. Also a pharmacy and hair dresser & beautician. Currently hours and services might be irregular due to COVID 19 but The Mucky Duck Pub is 100m and the The Fox Inn is a mile away. We are also in easy reach of the South Downs Way, South Downs National Park, Petworth House and Midhurst. Children enjoy Fisher’s Farm, only 3 miles away, and next to the Bat and Ball, a good country pub. You will probably need a car during your stay, but if you are a keen cyclist (with panniers) you could cycle here from Guildford possibly along the Downs Link, a dis-used railway now a cycle path. You can hire bikes for delivery to the property from Southwater Cycles. There are mainline trains from London to Guildford 17 miles away or Billingshurst approx 7 miles away. Local buses to Horsham and Guildford although not very regularly. Ask us if you have any questions. For guests staying staying for longer periods I will arrange a convenient time to mow the grass. There is a traditional brick bbq in the garden, we can supply charcoal at cost. The single beds in the twin room to make a 6ft double bed by arrangement. The single bedroom is quirky, the bed goes into an alcove with a window. The mattress is 2'6" wide. With the mattress removed this room can be used as an office.
