Little Wells is a picturesque country cottage situated in an idyllic rural position. It is over 200 years old and stands in its own delightful cottage gardens surrounded by fields. A paved patio area to the rear is a real sun trap. The cottage has been renovated to a high standard by a conservation builder, with many original features retained, including beams and windows. There are reclaimed floorboards throughout. It is a much loved country retreat for the family that own it and the peaceful location is just perfect for a relaxing holiday, yet only a five minute drive to the bustle of Burnham Market and the North Norfolk beaches. The Jolly Farmers pub is a short walk away. Additional Information Little Wells is also available as a sleeps 4 option without the Annexe. For those who use an electric shaver or toothbrush, please note there are no shaver points in the cottage, please bring an adaptor. Please note: The bedrooms have a connecting door but can be reached individually by their own staircases. Two well behaved dogs welcome (small additional charge). Please note: The stairs are Norfolk Winders. As with older character cottages, they are steep, enclosed, curved and narrow. The stairs are bare wood and there is no hand rail. Ground Floor: Kitchen A farmhouse style kitchen made from reclaimed wood. Ceramic hob and electric oven, freezer, microwave, fridge, washing machine and dishwasher. Views over garden and apple trees. Wooden floor boards. Pretty pine shelves. Radio. Dining room Beautifully appointed spacious room with pine table and chairs, dresser, pine latched doors and wooden floor, views to rear garden. Sitting room Door to rear patio area and gardens, two comfortable sofas, multi burning stove, television and a selection of books and games. Large coffee table. Wonderful views to rear garden and fields beyond. Bathroom Bath with shower over, WC and wash basin. Steep Norfolk winder staircase to First Floor: Master bedroom Wooden floor, king-size bed frame made up with two single mattresses and a king-size duvet. Velux window with fantastic field views. Dressing table. En-suite shower room With shower, WC and wash basin. Bedroom two Wooden floor, twin single beds, views to front garden. En-suite shower room With shower, WC and wash basin. Second staircase to dining room. Please note that the bedrooms have a connecting door but can be reached individually by their own staircases. Annexe: A private bolt hole attached to the main house but accessed from a door to the garden. Beautiful room with antique furniture, a large bed, wardrobe, dressing table and en-suite bathroom. Outside: The beauty of this cottage is its position. A truly rural retreat, away from the bustle of the roads, yet just a few minutes walk to the local pub and a short drive to the coast. The gardens are cottagey with far reaching views over the fields. Mature hedging and apple trees give an air of seclusion and privacy. The paved patio area to the rear is a great place to eat in the evenings and just listen to the birds. There is ample parking at the cottage for two or three cars. Please note the garden is not enclosed.
