Generously spacious restored barn for two with Norfolk flint and red brick walls and terra cotta pan-tiled roofs. All on the ground floor with 2 steps in. We have vaulted timbered ceilings, FREE SUPERFAST FIBRE-OPTIC BROADBAND, satellite TV, underfloor heating throughout, open plan kitchen/dining/living, king size bed in spacious bedroom, small enclosed yard and large gardens beyond. Beautiful historic old barns and a lovely rural location. And your best friend, the dog is welcome too. We have 'A ' grade emissions for CO2, heating and hot water is carbon neutral biomass with underfloor heating throughout the barn, we have solar panels and rainwater recovery systems, you can choose a low carbon impact holiday in comfort with Seafret barn. Large open plan living area: 20ft by 15ft, with full height vaulted ceiling and a full kitchen, dining area and comfortable sofa area. Underfloor heating throughout in winter. The kitchen area comprises a family size kitchen, electric oven, four ring ceramic hob, built in full size dishwasher, fridge/freezer, microwave, kettle and toaster as you'd expect at home. For your arrival there is a complimentary WELCOME PACK: tea, coffee, fresh milk. In the cupboards is plenty of china, iron and board, tea pot, kitchen knives and tools as you'd expect; but you will also find pepper and salt, range of herbs and spices, oil, sauces etc. Hopefully all you need to get going.The dining area has a pine table for four inside and opens onto a small enclosed yard with seating and table for 2 outside with BBQ. The sitting area has comfortable sofa and chairs, 32 inch digital flat screen tv with satellite TV and digital radio, dvd and video, with underfloor heating. The generous bathroom with marble tiles has both walk in shower with shower panel and a full size bath. With its heated towel radiator, plenty of fresh towels provided and underfloor heating you'll not want to go home! The spacious 14ft by 11ft bedroom has a feature exposed brick and flint wall, king size bedstead with brass knobs! Digital radio, chest of drawers, fitted carpet and triple wardrobes. The bed comes with fresh cotton bedlinen which is included. We produce a comprehensive property file giving you all the info you need to operate the equipment in the Barn: the instructions are for the actual TV etc. you have, not generic info as provided by the bigger holiday cottage companies. You will arrive to info getting you right onto Wi-Fi and operating the TV and satellite. Beautifully warm 'all over' underfloor heating (in winter!) and hot water is by biomass burner, carbon neutral in terms of climate changing carbon emisions. We have rainwater recovery systems flushing the loo and solar panels for daytime electric. We have 'A' grade CO2 emissions certificates for all our buildings so we can reduce our negative impact on the planet..Seafret Barn has a lovely rural location; there are tall mature oaks and ash surrounding the area, sheep and chickens, cattle pastures and open fields whilst we are also close to transport links to get you to the beach, the woods, or into town. We are a short walk out of the village and open onto lovely walks into the countryside (including walk to Felbrigg Hall, lake and parkland). I'm happy to help with any local info you need, just reach me through the app. The app has directions to the gate and check in with pics to the barn, call if you get lost but there may be little signal in the road outside. Parking is in the 2 acre landscaped gardens not far from Seafret Barn We welcome you to take a stroll round the garden with magnificent mature English oak in the middle,one of several around the garden. There is a small lake and access is down a winding gravel drive into the garden through trees and Rhododendron. You are welcome to enjoy a picnic or barbeque in the gardens. There are paths to explore around the pond which has ducks and moorhens, rare black water shrews. The managed long grass areas host marsh orchids in summer and the margins sport wild mushrooms Blewit and The Prince in autumn. From early evening a barn owl occasionally hunts here, later accompanied by bats, with the distinctive large Daubenton's bats over the pond. The BTO has recorded 7 species of bat in the garden! We have a lovely rural location a short walk from the village which offers your local pub, 24 hour petrol station with shop and off licence, award winning chip shop with restaurant, farm shop with cafe, medieval round tower church, all within walking distance. Or walk the other way for Felbrigg park- national trust Jacobean hall, walled gardens, parkland and lake, the 'Great Wood', stables cafe and restaurant. Cromer for crabs, prom, pier and beach is 5 mins away; excellent shopping in Norwich 25 mins away. To the west of us is the north Norfolk coast with coastal villages tucked away behind the wild marshes and to the east the broads with wide open spaces and unspoilt coastline. We write our own local info. file on attractions like your local Michelin country pub restaurant roasting venison on an open fire and where to find the best beer etc.etc. and are on hand if you would like any local info. Walking: Weavers way passes through the next village, Norfolk coast path through Cromer, also there are lots of lovely routes from the door or a short drive away. Famous golfing on the clifftop in Cromer and Sheringham; swimming from the blue flag beach in Cromer, wave pool in Sheringham, or great gym with sauna/ steam and pool at Bodham; fishing on the many beaches and the village's own fishing lake within walking distance; flying from North Repps grass strip with microlight tuition. There are busses from the village to Cromer, Norwich and the surrounding area-Cromer links with the Coast Hopper bus right along the North Norfolk coast. You are within 10/15 mins walking distance of the village with pub serving real ales, pub food, restaurant, 24 hour garage with extensive mini mart and off licence, award winning chip shop with restaurant; and the village Medieval round tower church. Or walk the other way for Felbrigg park (30 mins walk): National Trust Jacobean hall, walled gardens, parkland and lake, the 'Great Wood' forest, Stables cafe and restaurant. For beaches Cromer is nearest with pier, sea-side town 'life', crab fishing boats, pubs, life-guard and surf guard; the well known Holkham gap is just up the coast; Sheringham is just along the coast and nearer you is the lovely quiet little town of Overstrand with steep climb down cliffs to the sandy beach and see our guide to some more out of the way places and hidden beaches. To the west of us is the North Norfolk coast with coastal villages tucked away behind the wild marshes and to the east the broads with wide open spaces and unspoilt coastline. We produce our own local information file with all the best known, and the lesser known, local attractions. Stately homes and lovely Norfolk flint villages; beaches in town or unknown and out of the way; restaurants bib gourmand and village pubs; all with door to door directions, getting you right there first time. We E-mail this to you on booking so you can plan your itinerary, and put a printed copy in the Barn for your arrival along with some maps and parking info.
