Spacious, comfortable and well-equipped, you will find this super brick and flint detached house tucked away in a quiet backwater of this pretty 'Burnhams' village (once home to Admiral Lord Nelson) which enjoys very easy access to both the coast, rural North Norfolk and the chi chi neighbouring village of Burnham Market. Orchard Cottage has a very welcoming and relaxing home-from-home feel which greets you as you walk in the front door. The house is well proportioned and furnished in a slightly more traditional style which is a lovely contradiction to the current Scandi trend, but 'hyggae' is well and truly evident all the same! On the ground floor there is a large well-equipped breakfast kitchen with a very handy adjoining utility room (perfect for drying coats, boots and damp dogs), a super dual aspect spacious and bright sitting room with two seating areas, an open fire and doors leading into the garden. There is an additional television room/snug which is ideal for younger members of the family to use or anyone who is looking for a quiet place to read, study or work. There is also a single bedroom and cloakroom. On the first floor you will find three further bedrooms (two king-size and a twin) and two bathrooms (one is en-suite). Outside there is a generous-sized enclosed garden; perfect for soaking up warm, sunny days and allowing children and dogs to run around safely. In autumn and winter great skeins of geese fly straight over the house. Orchard Cottage is a truly lovely Norfolk hideaway, which will suit all manner of holidaymakers; one or two families, couples and friends around the year. Ideally tucked away on a quiet back lane, yet you really are not too far from everything you might want to see or do, be it shopping, walking, enjoying a fabulous meal out, birdwatching, cycling or sailing. If you would like to bring your boat along, there's plenty of room for it on the driveway - nearby Burnham-Overy-Staithe has wonderful sailing. Holkham Hall is just down the road, where you can hire bikes to explore its stunning deer-filled parkland, and a visit to the wide, sandy far reaching beach at Holkham Bay is a 'must-do' at any time of the year. Additional Information: One well-behaved dog welcome (small additional charge). Two small dogs will be considered. Duvets and pillows are synthetic. Breakfast kitchen A large, sociable kitchen with electric cooker, microwave, Nespresso coffee machine (please bring your own pods), fridge, dishwasher, table with bench seating and four chairs. Utility/boot room A very useful side room with washing machine, tumble dryer, fridge/freezer and space to store coats and boots. A external door leads to the drive. Cloakroom With wash basin and WC. Bedroom four With single bed and low tallboy wardrobe. First Floor: A spacious landing with double wardrobe and doors leading to all rooms Master bedroom Enjoying a view over the rear garden, with king-size bed, chest of drawers and wardrobe cupboard. En-suite bathroom With bath, hand-held shower, wash basin and WC. Bedroom two With full-size twin single beds and chest of drawers. Bedroom three To the front of the house with a king-size bed, chest of drawers and wardrobe. Family bathroom With bath with hand-held shower, shower cubicle, wash basin and WC. Outside: Fully enclosed rear garden with lawn and shrub borders, patio, table and chairs. On the private driveway with space for three medium cars. Burnham Thorpe is a traditional Norfolk village tucked just inland from the busy coast road. It is famously known as the birthplace of Horatio Nelson. History buffs will enjoy a visit to All Saint's Church where his parents Edmund and Catherine are buried and you will find many items connected to Nelson and Trafalgar on show. The Lord Nelson pub has recently reopened in the village, where the Admiral himself used to enjoy a drink. There are numerous lovely walks from your door - you can even walk all the way to the beach from here if you are really keen! This is a great base in winter for those who want to see and hear the amazing skeins of geese this area is so well known for, and there are Nature Reserves to visit nearby at RSPB Titchwell, Holme Dunes, Snettisham and Cley. The fine Georgian village of Burnham Market is only one and half miles away, where elegant houses and flint cottages cluster around the village green. There is an excellent selection of quality shops as well as good restaurants and pubs. Good sailing can be enjoyed at Burnham Overy Staithe, as well as Brancaster and Blakeney. The nearest beaches are at Holkham and Burnham Overy Staithe - both will take your breath away. This is a very central base for exploring Norfolk; everything is within easy reach, yet you are tucked away in a quiet village. You won't run out of things to do, be it shopping, walking, enjoying a fabulous meal out, birdwatching, cycling or just visiting nearby beaches and breathing in sea air. If you decide to bring your dog along, there are some wonderful walks around this area that you will both enjoy. Stretch your legs and from the cottage you can walk the quiet lanes into Burnham Market or up to North Creake Abbey, where there is a super dog friendly cafe, a fabulous food hall, a popular monthly farmer's market as well as shops to browse. Perfectly placed, just two miles from the stunning Norfolk coastline and beautiful Holkham Hall.
