Enjoy the peaceful farm life, only 20 mins from Niagara Falls, 10 mins from outlet malls. Basement, 3 bed studio apartment with kitchenette, private bathroom, queen bed and 2 single beds in separate lofts, comfortable for 2-4 people. Free Wifi and Smart TV. No smoking anywhere on the property. Due to health concerns, we are unable to accept smokers as guests in our studio apartment. Apartment is not safe for children ages 6 months to 4 y.o. Large studio apartment has a queen bed that folds up into the wall to expose a full couch to comfortably watch the 54" flat-screened Smart TV. 2 separate lofts on either side of the queen bed house one single bed each. Kitchenette with coffee maker, microwave, fridge/freezer and dishes/mugs, and is stocked with coffee and tea. Outside, enjoy numerous gardens, relaxing in the shade of a tree or meandering around our 10 acre farm. Free onsite parking and your own entrance for your convenience. Free Wifi included. Port-a-crib provided upon request for infants under 6 months old. Fire pit use upon request and weather permitted. Extra pillows and blankets provided. Free parking on-site. Separate, private entrance into basement studio apartment, with locks. Quiet, country road, only 20 minutes from Niagara Falls, 10 minutes from outlet mall, and only minutes from Niagara County Community College,and the village of Sanborn. Studio apartment, 3 bed, has it's own private entrance from the side porch and is down a flight of stairs. Self check in. Guests will be provided with keys when they arrive. Kitchenette equipped for coffee/tea and microwave use, fridge has small freezer. Full private bathroom is part of the apartment and includes a toilet and shower. All bed and bath linens provided.
