Child and Dog friendly with modern comforts, in tranquil coastal village - sleeps 8: (6 adults max) in 4 bedrooms (2 gr.floor). Please read all our info carefully before booking. Close to a lovely beach, cliff walks and cosy local pub. Norfolk Broads, seals, country pubs and villages, and more including child friendly activities and attractions. Front, and rear gardens with deck and seating. Ample parking: 1 on site, 2 adjacent and more nearby. If you need an earlier check-in, please do ask. Your comfort and an excellent experience staying with us, is very important to us which is why we insist on a maximum of 6 adults (plus two kids). Our linen charge is based on sharing 3 double beds, and 2 children in bunk beds. Please also note: Our bathrooms are both ensuite to two of the double bedrooms, so would ideally suit 1-2 families. We are located near the sea in the tranquil village of Happisburgh with its unspoilt beach, cliff walks, local pub and iconic lighthouse, and other beaches nearby. You can walk or there is a car park at the beach if you prefer, please do check any distances using an internet map if unsure. We have two downstairs bedrooms for those not wishing to climb stairs, one includes an ensuite walk-in shower. There are some small steps in the garden, and one into the front door and lounge for accessibility considerations. We cater for little ones and have a highchair, travel cot (linen not included), and stair gates available at no extra cost. Please bring beach towels with you if require. We also welcome dogs 2-3 depending on size and have an enclosed rear garden for them to stretch their little legs. We do accept dogs and have a secure rear garden where they can stretch their legs, there are also a number of dog friendly amenities not too far. We have a fully equipped kitchen and comfortable living room with widescreen Freesat TV and Smart Bluray player for Netflix etc, as well as TVs in other rooms and another DVD player in the bunk room. The rear garden is an enclosed cottage garden with sundeck, we also have a front pebbled garden that is open to a peaceful courtyard. For our younger visitors, there is a large playing-field with climbing frame a short walk up Blacksmith’s Lane, and an adventure playground with zip-line at the lighthouse area, not forgetting the beach of course. There are other child friendly activities nearby including Bewilderwood, and a bowling alley and soft play at North Walsham - which you may be interested to know also includes a coffee shop. The cottage has parking on site and adjacent, plus more nearby in the community car park a short walk away. The house is nestled in a small group of old heritage buildings some thatched, that were once part of Church Farm, on the edge of the village, and is accessed from the rear via a short well maintained farm track. We will brief you via a phone call before you set out with important essential information and how to check in. Please consult our updated handbook carefully for greater detail - we'll send this to you when you call for the access code. If you need anything during your stay please feel free to contact us, our housekeeper is based nearby if needed. Tranquil coastal village great for seeing Norfolk. The village of Happisburgh, is pronounced without the p’s ‘Haysbro’. It is a quiet and attractive village on the Northeast Norfolk Coast. Mastering this pronunciation will get you far. The village has a local pub and microbrewery called the Hill House that serves food, coffee shop, local shop, tea hut and a nice cafe at the southern end of the beach called Small Sticks, as well as some good recreational facilities. There is another pub called the Lighthouse Inn, which does food. If you prefer more of a restaurant standard, the Ship at Mundesley, and Swan at Ingham are a short drive. A bit further are towns of Stalham, North Walsham and Wroxham that also have options for eating, and there are some other establishments scattered around. For access to the coast, the cliff is 500m from the cottage as the crow flies. The best way to get to the beach is via the cliffs: walk up the farm track turning left as you leave the cottage, and follow it until you reach the cliff (0.3 miles), then turn right for Happisburgh beach via the cliff path and use the lighthouse as a marker where the ramp is to the beach; or turn left at the cliff for Walcott the next village up which has a beach, shop and fish and chips. For a more direct route to Happisburgh beach, walk or drive through the village itself (0.7miles). The cottage is nestled amongst other properties that once formed part of Church Farm, including the grade I listed farmhouse, Granary, and other barns. The farm once hosted 20th-century sculptors Hepworth and Moore who holidayed there in the 1930s and gathered ironstone locally. Eroded, holed flint from the beach is also believed to have inspired their art. There are a number of local attractions within walking distance in the village including the beach and pub. While others can be reached via a short car or taxi journey. If you don't have a car, the cottage is also served by a bus route, while nearest train stations are Wroxham and North Walsham. Regarding Taxis these can be found via web search, but best to book well in advance - this also applies to and eating out especially during high season, to avoid disappointment - this is true in Norfolk generally. Please note we normally have a minimum of at least 2 night bookings, 7 nights during the high season, but check with us if this doesn't fit your plans. Check in day is normally Friday at 3-9pm, with check out 10am. We may consider late checkouts when possible (normally in low season) and half day extensions. If you wish to use the wood burning stove you can buy seasoned (only) wood, kindling and firelighters nearby. Smoking, candles, and BBQs are not permitted inside or outside due to our Thatched cottage insurance, sorry.. You can smoke on the farm track however if needed. We politely ask that you and all guests strictly observe this and parking stipulations as part of the terms of use with no exceptions. Please ask if you have any questions. We do like to help when we can as we want to ensure our guests get the most from their stay.
