This detached house, newly extended & redecorated, is set in a private courtyard, with garden & off-road parking. The integrated living/kitchen/dining area has sliding doors opening onto the garden. The master bedroom, with en-suite bathroom has a ceiling to floor glass wall & balcony with lovely uninterrupted views. Bedroom 2 is on the ground floor and there is a second bathroom with shower. The property is c. 2 miles from Ascot racecourse and close to Windsor, Legoland, Lapland UK, etc. Property is entirely self-contained. There is a garden and patio to the rear of the property which is for the exclusive use of the guests of the Airbnb property. The open plan living area is on the ground floor to the rear of the property with large patio doors opening onto the garden. It comprises living room, dining area and new kitchen. The kitchen is fully equipped with a granite work surface, oven, hob, microwave, dishwasher, fridge / freezer. There is a double sofa bed in the living room area, reference the photos. The master bedroom, with double bed, is on the first floor and has an en-suite bathroom with bath / shower and separate toilet. Additionally, this room has stunning floor-to ceiling windows which open out onto a balcony with seating and which has beautiful uninterrupted views across field and woodland. The second bedroom is on the ground floor and has twin beds. There is a second bathroom on the ground floor with walk-in marble tiled shower / basin / toilet. floor. The property has off-road parking in a private courtyard, with room for a number of vehicles. There is a utility room with washing machine, tumble dryer, iron, ironing board adjacent & external to the side of the property. A travel cot and high chair can be made available upon request, we do not make an additional charge for these. Check-in time is from 2pm onwards. Early check-in requests - we have a very busy property, often with back to back bookings and the only way to guarantee early check-in is to book the night before. Early check-in without booking the night before is only possible if confirmed by the host. We do try to accommodate early check-in requests where possible and make a nominal charge for this, detailed below. This charge is payable when the early check-in is confirmed by the host as being possible. Please be aware that, if we have guests the night before they have a standard check-out time of 11:00, and unless they leave early then an early check-in may not be possible. Check-in 12:00 noon to 13:59 - £10 Check-in between 11:00 and 12:00 noon - £20 Check-in between 10:00 and 11:00 - £30 Check-in between 9:00 and 10:00 - £40 Check-in before 9am - 50% of the nightly rate This listing is excellent value accommodation for an entire property in this area, where just a double room in the local Premier Inn cost £130 for one night (checked June 2018). PLEASE ENSURE THAT YOU READ THE LISTING FULLY SO THAT YOU UNDERSTAND WHAT AMENITIES ARE AVAILABLE TO YOU AND WHAT THE CANCELLATION POLICY IS. It is the responsibility of guests to ensure that current UK Government rules at the time of stay regarding coronavirus (COVID-19) are adhered to 100%. Please do not travel to the house if you have been in contact with anybody with COVID-19 symptoms, if you are supposed to be self-isolating, if you have been contacted by NHS Track & Trace, or if you have any symptoms yourself. Please provide contact details for ALL adults in the event that they need to be contacted by NHS Track & Trace. I am requesting that ALL guests scan the NHS COVID-19 QR code poster upon entering the property, and that they read the Government rules regarding what to do in the case of developing Coronavirus while staying. This is a self-catering property, breakfast is not provided. The property is approximately a mile from the nearest railway station - Sunningdale. There is dedicated off-road parking adjacent to the property. We live in the adjacent property, but entirely separate from the Airbnb property. We will be available to meet and greet, and also manage a socially-distanced check-in. We are available if needed for assistance or any recommendations, otherwise you have complete privacy. This is a great location to access a number of attractions. We are close to: - Ascot - approximately 2 miles - Royal Ascot race meeting in June, and other meetings during the year. - Wentworth - approximately 3 miles - PGA Golf tournament. - Guards Polo Club - approximately 4 miles. - Sunningdale - golf club - walking distance - Lapland UK - approximately 2 miles - Windsor - approximately 7 miles - Windsor Castle, the Thames, historic town and Windsor Great Park - LEGOLAND - approximately 7 miles (approx. 15 minutes by car) - perfect location for family visits - London Heathrow Airport - approximately 11 miles - ideal stop-over before an early flight, or after a late arrival. Possibility to leave car here and have airport transfers - by separate arrangement. - Pennyhill Park - approximately 3 miles - the famous Spa, home to England Rugby team - Bracknell Forest - approximately 4 miles - Coral Reef Water Park, "Go Ape" tree-top activity centre Lovely pubs in the village and some excellent restaurants close by. Beautiful green area, not far from London, very accessible. This is a great area for easy access to London. Sunningdale railway station is approximately 1 mile away, with frequent direct trains. M25 is 8 miles to Junction 13. M3 is 2.5 miles to Junction 3. M4 is c. 10 miles to Junction 9/10. A number of taxi services are available, and Uber has arrived in the area. The local area is not served by buses. Important note: please book for the number of people who are staying, including children and babies. Beds, bed linen and towels will be provided for the number of people booked. Access to the property is not permitted for additional guests unless booked in. For 3rd party bookings - eg; company bookings, please add the names and email addresses of the people for whom you are booking to the itinerary - this is mandatory for insurance purposes.
