nice, under the roof with bathroom!

PLEASE READ CAREFULLY OUR HOME RULES BEFORE SENDING A BOOKING REQUEST!Our house is a doublehouse with garden. Just under the roof we have a nice room that we use as guestroom. The room has a private small bathroom and a fridge. The room is spacious and full of light, has a double bed (if desidered you can have 2 single beds) + 1 extra bed for the third guest, a private bathroom (washbasin, toilette and bathtube). There is also a small kitchen wich is also complete with pottery and cuttery, a filter coffee machine and a toaster and a fridge if you want to keep cold some drink or something you bought. There is no possibility to cook as there are no gas hobs or electric hotplate! Anyway it is possible to have a cold snack or take away food in the room. We like to share our table in the morning with our guest and offer a delicious breakfast in our dining room or - in summer when the weather is sunny - in our garden. Breakfast is not included in the price: it costs 4,- € per person/a day and has to be paid direct. Breakfast includes: coffee or tea, butter, homemade jam. bread, croissant or homemade Muffins/cake, cheese, salami. If you have Special request about the food, just ask! If you like to have breakfast, please tell us at least the day before your check in! :)) Our house is in a beloved district of Ulm. In 20 min walk you can reach the downtown and/or about 300 mt from home there is the tram stop (4 stops to the downtown/Train station). In the neibourhood there is a choice of good restaurants if you do not want to go to downtown for dinner and 3 supermarkts if you just want to buy a snack or simply something to drink. Tram stop 300mt away - 4 stops to Train Station and downtown both taking Linie 1 (to Söflingen) or Linie 2 (to Kuhberg - Schulzentrum). Arriving by car: no parking facility on the ground, but anyway it is ALWAYS possible to stop in front of the house to get out and carry your bag inside. Paring in the street and neighbourstreets for free and not difficoult to find. We have a cat! It has streng no access to sleepingrooms (ours too!) PLEASE do not inquiry longer than 4-6 weeks before check in day! We usually do not accept such bookings because we do not like to run the risk to cancel them later and putting you in Trouble! If you want you can contact us explaing your needs but do not make an official booking 6 months in advance. WE DO NOT ACCEPT BOOKING FOR THIRD PART. PLEASE complete your account with photo and verify your documents.
