Cosy Ground Floor Single Room Female Guests Only

**FEMALES ONLY** Quiet location; 15 min bus-ride to Watford; 8 mins walk to Film studios/Harry Potter. This GROUND FLOOR bedroom has been upgraded to include a LUXURY SINGLE BED. Incredibly comfy mattress & warm cosy room. Please note this bedroom is next to a kitchen, which guests/host share: handy for meals, but can be noisy during the day. It also backs onto our private lounge, so more suitable for short stays. The accommodation is for FEMALES ONLY: it’s a GROUND FLOOR BEDROOM next to the shared kitchen & conservatory, ideal for guests working long hours! Due to demand, we turned this ‘previous dining space’ into a luxury ground floor bedroom. Great for those cosy sleepover nights; You’ll have use of the light and peaceful shared conservatory to chill in; and the kitchen/breakfast room. You can have your meals in any of the areas. There’s also a ground floor cloakroom/toilet with sink, as well as a shared family bathroom on the first floor. Please note; we have adopted an indoor CAT who is over a year old; Meishka (Russian for Baby Bear) is friendly, calm and lots of fun; he stays mostly on the ground floor, in our private lounge area & shared conservatory. He rarely goes upstairs and sometimes, you wouldn't even know there was a cat living with us! I'm actually allergic to cat fur, hence why he doesn't sleep upstairs. Shared kitchen/breakfast room, downstairs cloakroom & under stairs cupboard to place coat/shoes and a beautiful conservatory to relax and soak in the atmosphere and enjoy your tea and snacks. You can also have our complimentary breakfast all day too! We interact as much, or as less as, is required by the guests. The focal meeting point after welcoming our guest, will be the shared Kitchen/Breakfast room My locality is full of greenery and great walks. If you are a Harry Potter fan, Warner Brother Studios is about 10 minutes walking distance. Watford Town Centre is a great shopping experience and is a 15 minute bus ride. Also there is a direct bus no. 10 to Watford General Hospital is a 20-25 min journey. There is also a small grocery store and postoffice 2 mins away. The Number 10 bus, around the corner from home goes into Watford Town Centre and takes you to Watford Junction Station where you can take a train to Central London/Euston in 20 minutes For your stay you will have access to the kitchen to make coffee or tea and have a bit to eat. The conservatory/garden room is also available to relax and have your meals. Please note: no alcohol consumption and no meat. FISH & EGGS OK. Please note the following due to COVID: -our co-host is still listed but not active until further notice - we need more notice to prepare, clean and sanitise each cosy space & shared areas for our guests check-ins, that’s why earlier check-ins will be dealt individually -my partner & I are also resident at our cosy home and we have our own en-suite shower room -we continue to host only female guests and have a total of 3 cosy spaces for guests, so you could be sharing the family bathroom with other female guests during your stay.
