A rural setting, where the only noise at night will be owls hooting. Set on a quiet unmarked road, ideal for loads of different tourist attractions, from beaches to mountains. Having a Birthday or Anniversay celebration? There might be a nice chilled bottle of Proseco awaiting you. You’ll get a generous welcome pack with, bread and butter, milk, as well as coffee and tea with biscuits, all lovely organic food from a few miles down the road. Or order an organic fruit & veg box or cheese selection The space for rent is one part of a larger house, it's a traditional Welsh longhouse that has seen many changes over the years. Currently it is in 2 separate units, with the host living completely separately in the other unit. It has recently been refurbished with wooden floors throughout downstairs and a wood-burning stove in the sitting-room. The kitchen is brand new, with a full set of cooking and dining equipment. The double bedrooms also reflects the host's artistic personality. They look out over the field where you’ll see Shetland Ponies rolling in the sunshine, red kites and buzzards catching an uplift of air and if you’re really lucky you’ll see the grey Heron coming to visit the pond. There's also a bunk room for children or even adults at a pinch, just let me know who's coming and I'll do my best to set the room up appropriately. If you need a cot bed, swinging crib or travel cot, please let me know in advance otherwise I won’t be able to have the space set up exactly as you wish - some of these require putting together and take a bit of time. If you have small children I can set up a stair gate at the top of the stairs to keep them safe. Just let me know what you need and I’ll do my best to provide it. The standard price for up to 4 people includes the double room and bunk room. If you book with 5 people that will give you the extra double room. If you have less than 5 people but still want the extra double room, you can add that for £10 a night extra. Do let me know what your party needs as we can accommodate most requests. Downstairs you have a kitchen and sitting room. Upstairs there’s two double rooms, one bunk plus the bathroom. The second double room has not been so recently decorated, it has previously served as a music room, a library and a family guest room. I’ve opened it up to guests this year because sometimes I have 2 sets of adult visitors and I know most adults would prefer a double than a bunk. The bed has a brand new mattress and bedding, and the room is full of books and other weird objects as you’ll see in the pictures. The orange double room has an extra single bed in it. We also have a swinging crib for smaller babies, a travel cot and a cot-bed for younger children and these can be put up in either of the double rooms. So there are many options, depending on your needs. But you must please get in touch to work out the best plan in advance. Even though there are technically up to 11 bed spaces the downstairs accommodation is not set up to manage more than 4 adults and the tiny space would be overwhelmed with 11 people in it. Right outside the door there is parking space for one or two cars. We will (almost always) be on site to let you in and show you around unless you prefer non-interaction or if I’m working away from home, in which case keys will be left in a secret location. We welcome well-behaved and friendly dogs on leads - this is essential as there is open access to the road, which is very quiet and that can create a false sense of security, cars do come shooting up the hill sometimes. If you are letting your dog out on the property (or anywhere for that matter). Poo must be bagged and placed in the appropriate bin. Please be responsible enough to pay for the dog/s when you are here, it’s really embarrassing having to come and ask for it. NB: If your dog attacks my dog, me, or anyone else on the property, I reserve the right to ask you to leave. I know that sounds dramatic but it has happened (only once and no damage done thankfully). It's totally up to you how much interaction you want. Typically I’m a very quiet person living with new puppy Trevor the Jack Russell for company, he is extremely friendly but very young and still learning his manners. If you would like more interaction that's totally fine, I’m occasionally tempted by a very small glass of chilled white wine (after working hours) and I do quite like meeting interesting people to broaden my horizons. We’d be happy to recommend visits to local attractions, I’ve been here over 20 years so I know the area. We are up a rural lane between the market towns of Lampeter (5 miles) and Tregaron (7 miles). It's a peaceful location with the loudest noise being that of the birds and sheep - we occasionally see a fighter jet practicing their low flying but that's not common. It's really not that hard to find but if you are relying a sat nav, the postcode SY25 6QB will take you to about half a mile away, where the centre of the postcode area is. Houses are very spread out here, one postcode area can be a mile in diameter and mobile signal isn't always available in these Welsh valleys. So, to help you find it I send out an email a couple of days before you arrive with links to a very specific directions document, so please download this before you set off. NB Nobody that has downloaded the directions has got lost so far. Everyone who didn’t download it, did get lost. It's very hard to get here by public transport, we highly recommend coming by car or bike. If you do have to travel on public transport though, we can collect you from the bus in Lampeter or Tregaron. NB - only 2 seats in my car (no, it’s not a Reliant Robin) We welcome people from all backgrounds, all religions, all races. We are not bothered if you are straight or gay or bi, or if you are cis, trans, non-binary or gender-fluid, you are welcome here. Disabled people are very much welcome, I’m disabled and totally understands the issues and I wish it were otherwise but the bathroom and bedrooms are upstairs so it would be difficult for anyone that can’t climb stairs. This house is a peaceful, discrimination free zone and we hope that our guests are discrimination free too. If you don’t like that statement, this isn’t the place for you. Fancy a busman’s holiday? Do you have skills that can be put to good use here, gardening, decorating, any building trades or other skills to barter? If so, get in touch and we can negotiate a discount. I particularly need help with the gardening at the moment as well as getting the conservatory cleared out, plumbers, electricians and decorators can be all put to good use too.
