The Bunkhouse, at Garnet Mountain Farm, 3-season.

Last weeks to book! My small, private, off-grid cabin is situated on a simple farmstead -featuring goats and chickens, gardens, winding brook, birdsong by day and stars at night. Peaceful, secure hillside setting, opens to the gardens below. If Tiny House "glamping" is your thing, you'll appreciate the bunkhouse. Here's your chance to have an authentic experience, commune with nature, unplug and relax in comfort, yet be minutes to fine dining, pubs, sights, hiking, shops, quaint villages. This is a very compact space - inside is just 8'x12' plus a 4'x8' front porch. It is a bunkhouse, so there's 2 twin beds, upper and lower. Though small, it is skillfully and carefully designed for comfort, convenience and ease during your stay. Full insulation goes far to modulate the temperature inside, keeping it cooler in the summer and warmer in early Spring or Fall, thus extending the season a bit. The cabin is open for rental from roughly April through November (earlier/later -weather permitting). Solar lights, battery and gas lantern provide light in the evening. But, outside is really your "house" - including a propane camp stove, charcoal grill, fire pit, lounge chairs, picnic table, ice chest and all in the great outdoors! The setting is private and quiet, but for the sounds of nature.. For cooking -a propane 2-burner camp stove is provided, or cook on the charcoal grill or even over a campfire. Yeti ice chest keeps your perishables chilled and fresh for longer. Toilet is a traditional outhouse and shower is open-air, hot-water delight, with propane "on-demand" water heater. Alternatively - hot showers/bathroom, plus breakfast pantry (small refrigerator, microwave, toaster, coffee maker, etc) and washer/dryer are available at main house (small extra day fee/or included, in cooler weather). WIFI connection is limited at the cabin, but texting works fine. Strong signal at main house, which you are welcomed to use, plus electric outlet to charge devices. Cell service is likewise limited, in general in this area of Vermont. Veges from the garden plus our own farm fresh pastured eggs ($5./doz)available on request. Nature's bounty is delicious and abundant! Parking is at the main house, only. It's a short (1-2 min) but steep uphill hike to the cabin. A wagon is provided to haul supplies, packs, etc. Fresh water access is from outside tap at main house. 4 gallon water containers and thermos on site, to fill. The cabin is situated on a high point of this deep valley property, overlooking my 3 acre permaculture style farmette. We're surrounded by forest, with a partial mountain view and pristine babbling brook down below. On clear nights, the milky way is visible, as are many shooting stars.. night sounds of an owl, coyotes in the distance, crickets and more. Minimum stay is 2 nights. 3-season availability, roughly from April/May through November. I also rent 2 private bedrooms in my home (main house), year round (see My Other Listings, on Airbnb). You are welcomed to be anywhere** outside, to stroll about on the property, cool off in the pristine brook. Or maybe relaxing on your front porch with a book, sketchpad or glass of wine is more your style. There are many other places to explore, hike and swim all within a short drive. Or just step outside your door for a quiet walk or brisk jog in the neighborhood , a safe and quiet, picturesque mountain community of mostly local, private homes dotted with small farms. ** Except in goat barn/yard or chicken coop. Access gates must stay closed at all times! I live and work on the property and am available if needed, otherwise I give my guests their privacy. Small hobby farm setting (produce, fruit, berries, goats, chickens, honeybees) along a winding stream, nestled in a wooded valley. Quiet, safe neighborhood of mostly local, private homes dotted with small farms. Convenient location near Mount Snow, hiking, quaint villages and services. 4-season activities - ski/snowboard, golf, hike, bike, kayak, antique/flea markets, fine dining, nightlife- live music/dancing/pub scene, theater. This part of Southern Vermont is a prime destination for travelers of all kinds, attracted to the quintessential New England scenery, invigorating mountain air, top ski destinations, charming and unique historic towns and so much more. Some favorite places to check out while here: Stratton Mountain - 45 minutes north for top notch skiing. Jamaica State Park 30 minutes to great hiking trails. Fine dining in Wilmington - Anchor Seafood Rest. Nearest food markets are (Phone number hidden by Airbnb) minutes away, by car. Villages and towns 30 min. We are located 2.5 hrs. from Boston, 3.5 hrs from NYC. Traveling north on I-91 to either Rt 9, to Rt 100 or Rt 30, to Dover Rd., 30 min. to Brattleboro, VT, 50 min. to Bennington, VT, 1 hr to Keene, NH. Amtrak service from NYC comes right to Brattleboro, daily service. Bus lines too. No public transport from there, but taxi service is available. I may also be available for pickup/drop-off ( $20. fee). Albany airport or Bradley International (CT) are each 2 hrs away. >Thorough cleaning/sanitizing protocols are followed and sanitizing wipes, lysol spray and soap are on site for guest use, as well. >This is a seasonal rental, roughly from April through Nov, weather permitting, (unless by special arrangement). But guests are welcomed to inquire for early/late season bookings. >As this is a camping-style accommodation, familiarity with equipment and off-grid living is useful, but not required. Internet is iffy at cabin, but strong at main house and you are welcomed to come down to use it. >Year-round, I am busy with different aspects of the farmstead life -gardening, animals, etc. You are welcome to join in and help if so inclined. Cleanliness: Keep extra dirty shoes outside of cabin, or wipe off shoes well before entry. Sweep out cabin as needed and upon departure. Wash and rinse out dishes, cookware regularly and thoroughly, dump water away from camp. Hang towels in sun to dry. 2. Bear Proofing: Never leave food out, throw way trash, clean stove well after use, store leftovers in cooler or cabinet in cabin. You can also burn, or bring down to trash bins (shut lid tightly) and compost food garbage at main house. Food scraps, open trash, etc can attract unwanted furry guests. Bears can smell from miles away, damage equipment and even enter through a screen window if they are hungry enough or simply curious. Bears have been seen twice on my property, and we don't want any more. 3. Campfire Safety: Don't overbuild your fire and never leave flame unattended. Put out all fire before going in for the night. Keep children a safe distance from open fire at all times. Burn only non-toxic materials (paper, toilet paper, boxboard, etc. no plastic). Limit fires during high wind, gusty weather and drought times. 4. Operating Appliances and Maintenance : Please familiarize with proper use and care of equipment at bunkhouse. I will instruct you how to use if you don't already know. 5. Clean/drinking Water: Is from outside faucet at main house to fill containers (provided) as needed. 6. Outhouse/Shower: Used properly and with care, they work great! Toilet: no waste paper down the hole, put in waste basket provided. when finished, follow with a scoop or 2 of lime/wood ash (in can beside toilet). Shower, see instructions (when booked). 7. Guests : Only booked guests allowed on property, unless by permission. 8. Noise : 11 pm is reasonably quiet time (but feel free to enjoy the night sky into the wee hours). 9. Children : are welcomed, and free under 12. However, please insure they are supervised at all times and understand all rules, etc. Bunkhouse is natural, raw wood, thus easy to deface with ballpoint pen, marker, crayon, sharp object, etc. Please do not let that happen!
