**CERTIFIED OZONE SANIFICATION IS MADE AT EACH CHANGE OF TENANTS** This lovely country house, is located 35 km north of Rome,in a beautiful area called Sabina, well-known for its extra virgin olive oil. The villa, in the center of a 30 hectare estate, is surrounded by vineyards and centuries-old trees. It faces the Mount Lucretili Nature Park, one of the most beautiful nature reserves in the Lazio Region. On the ground floor the old stable has been turned into a billiard room. Outside, in the huge garden, there is a swimming-pool (13m x 7m) a private five-a-side football pitch and some games for children . The farm house is structured as follows (8 people): Ground-floor: entrance hall, billiard room, housekeeper’s apartment (placed in a completely secluded position, with private outdoor area). 1st floor: large sitting-room with fireplace, opening onto a terrace equipped with garden furniture; dining-room; kitchen with fire place; bathroom. 2nd floor: two double bedrooms with ensuite bathrooms; two twin bedrooms; bathroom: An indoor lift has been installed. HISTORY OF THE HOUSE The property belonged to our greatgrandparents who used to stay at the villa during summertime. In the early 1900s the property was about 100 hectares, most of them with olive trees. The rest of the land was cultivated with fruit trees ( peaches and cherries) and a vineyard. Over the years the land was sold and currently there are about 30 hectares mainly cultivated with olive trees and grazing for sheep. The villa was then abandoned until my husband and I decided to restore it and go to live there. Our children grew up at Collestretto until we decided to return to live in Rome so that they could attend good schools. The house has been restored trying to save all the ancient materials ( like the wooden beams of the ceiling and the stones of the walls). On the ground floor where is now the billiard room, was once the old stable. The ancient manger for the sheep was modified to create a place where one could sit. A picture in the living room depicts my grandparents and great-grandfather in the front garden sitting under the same huge tree that still exists. The woman with long hair in the picture in the dining room, is my grandmother with my mother.
